When longtime mortgage loan officer Hillary Moussali worked at a local Chase bank branch, an elderly man walked in holding a mail advertisement with the bank's name, promising "super low" refinancing rates. Moussali took one look at the mailer and knew it wasn't sent from Chase.
"I read the fine print, which he probably couldn't even see," said Moussali, who worked as a loan officer for Chase from 2016 to 2021. "If he had just called the 1-800 number, who knows what they would have charged him."
There's a good chance they would've charged him thousands of extra dollars in unnecessary costs, according to new Bankrate research that finds a costly "Seniority Tax" is consistently imposed on older refinancers. The Seniority Tax is a targeted example of a wider Hidden Homeownership Tax revealed by our research — the systemic overpayment by American mortgage borrowers.

A man charged with starting one of the wildfires in Spokane, Washington, that have destroyed hundreds of buildings planned the crime for weeks and researched when the weather would be best for igniting it, police said.
Aaron Farinacci expressed that "fire is powerful, beautiful, and that things that go through fire experience a kind of rebirth," Spokane County Detective Michael Drapeau said in a court filing Wednesday, recalling his interview with him.
Farinacci, 37, is charged with starting the Old Trails Fire, one of three fires in the Spokane area that have burned more than 850 homes and forced the evacuation of tens of thousands of people. He is also charged in connection with two smaller fires ignited in the summer of 2025.
He was scheduled to be arraigned on three first-degree arson charges Thursday, but his lawyer asked for a competency evaluation before he enters a plea. Spokane Superior Court Judge Jeremy Schmidt said he would review that request. He set bond for $2 million, ruling that Farinacci was a risk to community safety, a flight risk and that there was potential for a violent offense.
Defense attorney Colin Charbonneau did not immediately return messages seeking comment.

The family of a 12-year-old boy killed by a stray bullet in the Bronx is demanding change after a suspect with a lengthy arrest record was charged with his murder.
After the death of Jacob Freytes, the son of a retired NYPD detective sergeant, his mother and sister are pushing for "Jacob's Law," which they say would require life sentences for people convicted of recklessly taking a child's life.
"I gave him a kiss, and I walked out, and we always do a little dolphin kiss. And I walked out and went to work," Migdalia Martinez, Freytes' mother, told "Fox & Friends" Tuesday.

SpaceX is slated to report quarterly results for the first time as a public company on Tuesday, with growth expected to be driven by surging AI revenue.
Experts say ****** eX's second-quarter results are likely to have less of an impact on the stock than executives' comments during a post-earnings call and post-IPO lockup expirations.
In less than two months as a publicly traded company, ****** eX has—fittingly, for a rocket company—both seen dizzying highs and fallen back to Earth.
What lies ahead? The company formally known as ****** e Exploration Technologies (SPCX) will on Tuesday evening offer up its first quarterly financial report since its IPO, submitting CEO Elon Musk to a test of Wall Street's conviction in his ability to deliver on his bold vision of orbital data centers, interplanetary commerce, and "extend[ing] the light of consciousness to the stars."
With the company valued at more than $1 trillion, there's a lot of money at stake. The stock charged out of the gate after staging the largest IPO in history, but it's mostly been downhill since: The shares closed Monday near $115, roughly half off their all-time high.

There are movies that we love, and then there are movies that become embedded in the cultural zeitgeist and hit us right in the heart. Julie Andrews is breathing rare air as an actor who has more than one such film to her credit. "The Sound of Music" and "Mary Poppins," for examples, have dazzled generations of audiences. But it wasn't only Andrews' movies that delivered that fairy tale dreaminess. She married set and costume designer Tony Walton in May 1959 in beautiful Surrey, England, and get this: Walton designed her wedding dress. While most brides would hesitate to trust their husbands-to-be with the hors d'oeuvres, Andrews charged Walton with the pièce de résistance. He tackled the task beautifully, because his bride looked stunning in her sleeved ballgown, embroidered with floral appliqués — and leave it to Andrews to showcase how to style a pixie cut for every occasion.

"We looked at each other and smiled, and I honestly don't know how it came about, but one of us whispered to the other, 'We should get married soon,'" Andrews wrote in her memoir "Home," as reported by Tatler. And when Disney snagged Andrews for "Mary Poppins," Walton came with to design the costumes. The couple would have one daughter, Emma, in 1962. Thanks in large part to Walton's gorgeous design, his and Andrews' wedding snaps are some of those throwback pics from Old Hollywood star weddings that are beyond captivating.

UFC and parent company TKO Group Holdings said late Monday that they generated a series of financial gains during the second quarter, despite roughly $30 million in fiscal losses from June's UFC Freedom 250 in Washington, D.C.
In a TKO quarterly earnings report, UFC reported a 29% ****** p in total revenue to $535.7 million and a 15% ****** p in adjusted earnings to $35.6 million. The unprecedented setting on the White House South Lawn did not allow UFC to charge fans for tickets, but still fueled a series of other historic results, including in merchandise sales and sponsorships, and an estimated $1 billion in earned media value.
"The card, the production, and the storytelling were a once-in-a-lifetime spectacle on the biggest stage possible," TKO president and COO Mark Shapiro said in a call with ****** ysts.
The latest results arrived seven weeks after UFC Freedom 250 main event completed a largely successful, but still often-chaotic and politically charged weekend in the nation's capital. Nearly 200,000 people attended at the Ellipse, adjacent to the South Lawn where the fights were held. Merchandise sales, meanwhile, doubled the prior UFC record, and White said Paramount CEO David Ellison was pleased with the event's impact on the Paramount+ streaming service.
Globally, UFC reached an audience of 34 million people with the event, with about half of that viewership deriving from the U.S. While a historically strong figure for the promotion, it was still well short of UFC president Dana White's predictions of drawing "Super Bowl–type numbers."

Isuzu offers veterans a 12-month paid apprenticeship leading to technician certification, open to those with 3+ years of military maintenance experience.
Apprenticeship wages count toward Social Security's retirement earnings test, but GI Bill housing allowances, VA disability pay, and military pensions do not.
Veterans under full retirement age can earn up to $24,480 in 2026 before Social Security withholds $1 for every $2 above that limit.
Are you ahead, or behind on retirement? SmartAsset's free tool can match you with a financial advisor in minutes to help you answer that today. Each advisor has been carefully vetted, and must act in your best interests. Don't waste another minute; learn more here.
Picture a Navy or Army veteran in his early sixties. His last uniform came off years ago, he still knows his way around an engine, and he just saw Isuzu's apprenticeship announcement: 12 months of paid, full-time work at a participating dealership leading to technician certification. The program is open to honorably discharged veterans and reservists with at least three years of military maintenance or technical-repair experience. If he qualifies, the Post-9/11 GI Bill can layer a monthly housing allowance on top of the paycheck. It looks like a clean second act.

Shane Drohan turned in six strong innings in a bounce-back outing, while the Brewers broke the game open with a five-run fifth inning fueled by home runs from Brice Turang and Jake Bauers. After dropping two of three to the Giants to open their California road trip, Milwaukee got back on track tonight with a 6-2 win over the Los Angeles Angels.
After neither team managed to score in the first, Bauers and Garrett Mitchell led off the top of the second with back-to-back singles off Angels starter Ryan Johnson. Up next was Cooper Pratt, who slapped a line drive into left field. With Bauers rounding third, Angels left fielder Jose Siri charged the ball in an attempt to gun him down at the plate but couldn't come up with it cleanly. By the time the dust settled, Pratt had reached second, Mitchell advanced to third, and Bauers had scored the Brewers' first run of the game.
Neither team scored again until the fifth, when Johnson walked Pratt to open the frame. Turang then hit a towering fly ball that had just enough carry to clear the center-field fence.
Johnson continued to unravel, allowing Jackson Chourio to single before walking William Contreras to put another rally in motion. He managed just one more out—a sharp lineout off the bat of Christian Yelich—before being pulled in favor of Jose Fermín, whose second pitch to Bauers, a slider low and inside, hung just long enough. Bauers crushed it 424 feet into the seats to make it 6-0, a lead that proved to be more than enough with Drohan on the mound.
Drohan was perfect the first time through the order. In the fourth, he allowed back-to-back singles to Zach Neto and Nolan Schanuel before bouncing back to get Jorge Soler to ground into an inning-ending double play. He surrendered a two-run homer to Denzer Guzman in the fifth, bringing the Angels within four, but retired the side in order in the sixth to finish his night. After allowing five earned runs against Colorado in his previous outing, Drohan responded with one of his better starts of the season, earning his sixth win. He's now gone at least 5 2/3 innings in all six of his starts during the month of July.

Former UFC ****** le challenger Anthony Smith was arrested Monday in Nebraska and charged with three felonies.
While Smith has not spoken publicly since then, his manager, Brian Butler of SuckerPunch Entertainment, shared a pair of statements Friday, asking the public to withhold judgment at this time.
One such statement was from himself. The other was from Smith's wife, the alleged victim in the case, according to the Sarpy County (Neb.) attorney's office.
"We are aware of the reports concerning Anthony Smith's recent arrest," Butler wrote in a statement shared with MMA Junkie that was also posted on his Instagram. "At this time, it would be inappropriate to comment on the allegations or speculate regarding facts that have yet to be fully established. Like every individual, Anthony is entitled to the presumption of innocence and the due process protections afforded under our justice system. We respectfully ask that people avoid rushing to judgment based solely on initial reports, as they often do not reflect the complete facts or context.
"Our thoughts are with Anthony and his family as they navigate this difficult and deeply personal matter. We ask that their privacy be respected while the legal process runs its course. Out of respect for the ongoing proceedings, we will have no further comment at this time."

Anthony Smith's wife and manager released statements following the former UFC star's recent arrest.
On Monday, Smith turned himself in to the police after an arrest warrant was issued in relation to a domestic incident between Smith and his wife on July 26. Smith was charged with three felonies — Attempted first-degree domestic ****** ault (class II felony), terroristic threats (class III-A felony), and first-degree false imprisonment (class III-A felony) — with authorities alleging that Smith threatened to kill his wife after an altercation at a bar.
Smith was released on a $500,000 bond after the incident, and ordered to stay away from his wife while his trial is pending. For the first time, Smith's wife released a statement about the situation on social media.
"There's not a lot I can say right now. I love Anthony with every ounce of my being. He is a good man, a great dad, and an incredible husband who loves us endlessly. Anyone that knows him can attest to that. They made a mental health struggle into something it wasn't. I am safe and always was safe. He would never hurt me. Ever. I called for help to protect him from himself."
Smith's wife is not the only person in his life to discuss the situation, as the one-time UFC ****** le challenger's manager, Brian Butler, also released a statement.

Good news: Joan Laporta's is back in action after a few days' rest following a medical procedure.
The FC Barcelona club president had to undergo surgery to fix a cardiac arrhythmia — that is, an irregular heartbeat — on Tuesday. Doctors used a defibrillation procedure, essentially using controlled electrical impulses to shock his heart back into a normal rhythm.
Afterwards, he had to take a few days off to recover. On Friday, he's been officially cleared to return to work.
Laporta celebrated on Instagram: "I've been discharged! Heading home!"
The president thanked the Hospital de Barcelona, including the Emergency, ICU, Laboratory, Anesthesiology, Cardiology, Radiology, and Endoscopy departments and several specific doctors by name.

The Mets fell to the Fish by a score of 5-2 which evened up the series against Miami. Kodai Senga got the start instead of Freddy Peralta who was scratched ahead of Monday's trade deadline.
Senga was actually very good through four innings allowing just one hit and no walks. Unfortunately it all fell apart in the fifth when issued back-to-back walks to start the inning. Jakob Marsee followed with a double to put the Marlins on the board with their first run of the game. Senga was then lifted in favor of Xzavion Curry who didn't exactly limit the damage. Two singles brought home two more runs and Miami held a 4-0 lead when the inning ended. That also closed the book on Senga's night who was charged with three of those runs. It's a shame because it was a positive step forward for the righty until the fifth, and perhaps he tired a bit towards the end of his outing.
After the Mets put a run on the board in the bottom of the inning thanks to a Marlins error and an A.J. Ewing RBI single, Curry gave the run right back the following inning on a Kyle Stowers home run.
Francisco Lindor countered with a solo shot of his own in the seventh but that was as close as the Mets would get. The offense wasn't necessarily shut down by Miami's pitchers. They had their chances they just couldn't capitalize on them. Luis Robert Jr. especially had a rough night. He struck out with runners on second and third and two-out in the fourth and grounded into a double play in the eighth when they needed baserunners. One night after being the hero he went 0-for-4 with three strikeouts. As the great Frank Sinatra once said 'That's life."
Nothing else of any importance happened in this game but its what is happening away from the field that is far more important for this organization right now. Get me some trades, and some photos of Spider-man!

The felony criminal case against former PFL welterweight Logan Storley has been closed following a pretrial diversion agreement.
According to online records, a pretrial diversion agreement was entered into the court record on July 24. As a result, Storley's surety bond was discharged, and an upcoming court hearing scheduled for Aug. 3 was canceled, with the case status updated to closed.
The resolution stems from a May 18 incident outside a strip club where Storley, 33, was arrested on a charge of **** ual battery.
In Florida, a pretrial diversion program allows defendants to complete court-mandated requirements – such as community service, counseling, or probation – in exchange for having charges formally dismissed, avoiding a trial and a criminal conviction on their record.
Following the court filing, Storley's attorney and manager Dave Martin issued a statement to MMA Junkie on the situation:

UFC CEO Dana White on Friday responded to the recent arrest and allegations against one of his former ******* le challengers with an interesting take.
Former middleweight ******* le challenger Anthony Smith was arrested earlier this week in Nebraska after an alleged altercation with his wife at a bar in Gretna, Neb. Smith, 38, was charged with three felonies: first-degree domestic ******* ault, terroristic threats and first-degree false imprisonment. He was released on a $500,000 bond, ordered to stay away from his wife, and is scheduled to return to court Aug. 17.
The charges against him, according to the Sarpy County Attorney's Office, include some frightening details. Smith, it is alleged, threatened to kill his wife if she did not leave with him. Then, the charges say he forced her into the vehicle. Additionally, investigators determined Smith tried multiple times to hit his wife with the vehicle after she escaped while he was driving, but was unsuccessful. Smith turned himself in, officials said, after a warrant was issued for his arrest.
Smith, to no surprise, has not commented publicly about the arrest or charges. He regularly works the UFC's broadcast desk as an ******* yst on Paramount+ for pre- and post-fight UFC shows.
His former boss, White, on Friday told The Mac Life the allegations were a surprise to him, but also compared it to his own recent time in the headlines when he was caught on camera slapping his wife in Mexico.

Chelsea have been fined £10m and given a suspended two-window transfer ban by an independent appeal board after admitting breaches of Football ****** ociation agent rules, the FA has announced.
The Blues were charged last September with 74 alleged breaches of the FA's rules around agent regulations, concerning its use of unauthorised agents or unregistered intermediaries when signing new players and then submitted false and misleading documentation to the FA. They primarily related to the seasons between 2010/11 to 2015/16, which came under the ownership of the Russian billionaire Roman Abramovich.
The FA appeal board's written reasons reveals Chelsea "plainly disregarded" the rules and made undisclosed payments to agents or third-parties when signing players such as the Brazilian forward Willian and striker Samuel Eto'o during that time.
Chelsea self-reported the breaches and the FA's independent appeal board found a suspended points deduction was 'excessive' (Getty)
In 2022, after Abramovich was forced into selling Chelsea to BlueCo following Russia's invasion of Ukraine, the club's new owners became aware of historic instances of potential rule-breaking during its due diligence process and self-reported the breaches. The club admitted to all 74 breaches but an independent regulatory commission imposed a six-point deduction, suspended until 2027, as well as a £10m fine.

Last season was a rough one for the Indiana State football team's defense allowing an FCS worst 497.8 yards a game, but a new defensive coordinator and charged up players are ready to change that.
ISU coach Curt Mallory said he thinks the defense is really flying around out there. He noted how the defense does everything together from working to celebrating.
"I'm really pleased with coach Morrison and the job he's doing," Mallory said. "I've known Steve for a long time as a player, always wanted to work with him, he's done a tremendous job for us."
With the rough stat last season, Mallory said the game is the most important. That first game will see the Sycamores host Southeast Missouri State on Aug. 29 at 6 p.m.
Mallory said the main thing with turning it around and not finishing last in yards allowed a game is that the team has to complement each other.
