Adjustable-rate mortgages (ARMs) can allow you to land a lower interest rate in today's high-rate environment. However, ARMs aren't without risk, and they're only right for certain borrowers in certain situations. Find out how ARMs work and whether this type of home loan is right for you.
ARMs behave like two different mortgages rolled into one loan agreement. It begins with a fixed-rate term, usually between five and 10 years. During this period, your interest rate and payment will remain the same.
After that, it converts to a variable-rate loan with an interest rate that can change (up or down) every six months or annually. This means your monthly mortgage payment also changes.

But the main parallel is that both Apple and Allen are now under new management. For the first time in 15 years, Apple has a new CEO, John Ternus, who officially took over from Tim Cook last week. Similarly, at the end of last season, the Buffalo Bills let go of former head coach Sean McDermott, nine seasons, promoting former offensive coordinator Joe Brady to the position.
Cramer's comparison highlights Apple Inc.'s (NASDAQ:AAPL) distinct structural advantage within the Magnificent Seven. While rival mega-cap tech peers sink hundreds of billions of dollars into capital-intensive data center builds and proprietary AI infrastructure, the company has adopted a resource-efficient model. By integrating third-party AI capabilities while guarding its massive, high-intent global user base, the company limits its exposure to heavy upfront capital expenditure and margin compression.

Microsoft (MSFT) is coming off the most profitable stretch it has posted in years, and its stock trades at $493.95, about 92% of its 52-week high. Nothing here is broken. The risk is quieter than that. The spending that came with those margins is still climbing, and the company has already told shareholders what it expects that to do to fiscal 2027.
Net margin over the trailing twelve months is 40.3%, the highest in at least five years and well above a 36.8% three-year average. Operating margin runs 46.8% against a 45.3% three-year average, near the top of its multi-year range. Revenue of $331.8 billion grew 17.8% year over year, so none of this came from a shrinking business.
Margins at a peak rarely stay there. This peak arrives with a specific and growing bill, and that bill is the Azure build-out.
Azure revenue grew 43% in fiscal Q4 2026, and management says customer demand still exceeds available capacity. Company-wide, the build-out took $41 billion of capital expenditure in that one quarter (including equipment acquired under leases), roughly two-thirds of it on what management calls short-lived **** ets, primarily CPUs and GPUs. Against $55.4 billion in cash from operations, cash actually paid for property and equipment was $35.8 billion, yielding $19.6 billion in free cash flow.
The bill is already visible in the margin. The company's gross margin was 67% in fiscal Q4 2026, down year over year, and management attributes the decline to the sales mix shift toward Azure and the AI infrastructure spending behind it, offset only partly by efficiency gains. Capital expenditure is guided higher again in fiscal 2027.

Tesla, Inc. (NASDAQ:TSLA) is moving further into the autonomous-driving market as it has started offering robotaxi rides using its Cybercab. The company hosted a Cybercab launch event in Austin on September 3.
Following the event, Goldman Sachs maintained a Neutral rating on Tesla, Inc. (NASDAQ:TSLA). The bank has a 12-month price target of $360 on the stock. The firm sees an illustrative upside scenario of about $500 and a downside scenario of roughly $150.
Goldman Sachs said the Cybercab could give the company a cost advantage in the autonomous-vehicle market. However, the firm believes the company's ability to scale its robotaxi business will depend more on software performance than on the cost of manufacturing the vehicle.
Tesla, Inc. (NASDAQ:TSLA) said it has completed 1 million miles of unsupervised robotaxi operations. The company is also looking for operators interested in owning Cybercab fleets, running hubs and related infrastructure, or hosting robotaxi events.
Goldman Sachs highlighted the company's focus on developing a low-cost autonomous vehicle. The company's unboxed manufacturing approach and camera-only sensor system could help improve the economics of its robotaxi business. According to Goldman estimates, if Tesla, Inc. (NASDAQ:TSLA) can achieve its targeted Cybercab cost of $20,000 to $30,000 at scale, it could have a potential $0.05 to $0.30 per-mile cost advantage over autonomous-vehicle competitors with upfront vehicle costs of $50,000 to $100,000.

However, its modular design allows it to be deployed alongside additional reactors to generate up to 75 MWe per "Powerhouse" power plant. That's tiny compared to a conventional nuclear power plant, which typically generates at least 1,000 MWe, but Aurora's Powerhouse plants can be deployed on less land in remote, off-grid areas.
The Aurora also uses metallic uranium fuel pellets, which are denser, have higher thermal resistance, and are cheaper to produce than the uranium dioxide fuel pellets that power conventional reactors. By recycling its pellets in a closed loop, the Aurora can last for a decade without refueling. Conventional reactors are still refueled in stages every two years.

The Campbell's Company (NASDAQ:CPB) is taking aggressive steps to turn around its fortunes, but the food company faces a difficult test. It's whether the $500 million cost-savings plan can rebuild margins and earnings as weak demand continues to pressure sales.
The company has already cut more than 550 jobs and closed two snack plants as part of the cost-cutting efforts. Moreover, it has reduced its quarterly dividend by 36% to conserve cash. Yet management expects another year of declining sales. That means the turnaround hinges on Campbell's ability to improve efficiency while stabilizing sales.
The need for restructuring became clear in the latest quarter. Sales fell 8% to $2.1 billion, and the company swung to a $69 million loss from a $145 million profit a year ago.
The Campbell's Company (NASDAQ:CPB) now plans to cut $500 million in costs by fiscal 2030. The savings are expected to support margin and allow greater investment in the brands. The cost-cutting program includes the closure of two snack plants and a workforce reduction affecting around 13% of Campbell's salaried employees.
Campbell's strategy has a clear financial logic. Lower costs should improve cash flow, help the company absorb inflationary pressures, and provide greater flexibility to invest in strengthening its brands. But the desired turnaround would only be possible if Campbell's can stabilize its underlying business at the same time.

To that end, Judge received a day off on Thursday in their series finale against the Colorado Rockies, with Jasson Dominguez taking his spot not just at right field, but at the three-spot in the lineup.
However, Dominguez did not impress during his opportunity on Thursday. In fact, he did the opposite. Not only did he go 0-4 from the plate (with one walk) with two strikeouts on the night, he also made an error in the top of the eighth, failing to field a base hit cleanly which allowed the Rockies to score a run.
This did not matter in the grand scheme of things, as the Yankees ended up winning comfortably in the end anyway, 10-3. Nonetheless, it was clear that Dominguez still has a lot of learning to do, and New York, following the end of their series against the Rockies, decided to demote the 23-year-old to Triple-A, as per Yankees PR account on X.

NEW DELHI: Mohammed Shami may be in the latter phase of his career, but the veteran pacer believes young Indian cricketers are arriving with a level of maturity that means they need less coaching and more timely guidance.

Shami, who has not played for India since March 2025 and last featured in a Test during the World Test Championship final against Australia at The Oval in 2023, spoke about mentoring youngsters after helping East Zone win the Duleep Trophy final against South Zone.

Among those who caught his attention was Vaibhav Sooryavanshi, the teenage batter who was part of the East Zone squad.
"I thoroughly enjoyed it. The kid in our team (Vaibhav Sooryavanshi) is literally as old as my career. He has that youthful innocence, loves to joke around, and absorbs things quickly," Shami said.

The 36-year-old believes the exposure young players receive today, particularly through the IPL and other high-pressure competitions, has accelerated their development.

"But most of these youngsters are already quite mature. With the level of cricket they play today—featuring in the IPL and other high-pressure tournaments—maturity comes early, so you don't need to over-coach them," he said.

"But yes, when the game gets tight and challenging, that's when you step in with tactical inputs and remind them to keep fighting," he added.

Shami's own motivation, meanwhile, remains undiminished despite his prolonged absence from India colours.

"There are plenty of reasons to stay motivated if you look for them. At this level, if you aren't self-motivated, your approach is wrong. No matter what stage you're playing at, your eyes must always be set on the next level," he said.
Shami took two important wickets, dismissing Ravichandran Smaran and Sheikh Rasheed, as East Zone secured the Duleep Trophy ******* le on the basis of a first-innings lead. The triumph also coincided with his 100th first-class appearance.

"As far as satisfaction goes, achieving this in my 100th match—and that too in a winning Duleep Trophy final—is special. East Zone has won this after a very long time. You've seen how we performed.

"Every single boy put his heart and soul into this campaign to get us here. To achieve this in these conditions, in this heat, is outstanding. As for me, whether it's your first match or your 100th, it doesn't matter—the effort and the approach remain exactly the same," he said.

Shami also stressed that the level of cricket does not change his approach.

"When you wear that crest on your chest, the level of cricket doesn't matter. If you play for the badge, that hunger will naturally show. Your willingness to fight only grows when you play with that pride.

"My mindset is simple: whichever level I get an opportunity to play, I want to make it count and fulfil my responsibility toward the team," he said.

TRM Labs has doubled its valuation to $2 billion as the San Francisco blockchain **** ytics company expands beyond tracking crypto-related crime and moves deeper into artificial intelligence.
The company raised a $70 million Series C round in September at a $1 billion valuation. Six months later, TRM has secured additional funding from existing investors, CEO Esteban Castano told Fortune. He declined to disclose the size of the latest investment, describing it only as "modest."

MELBOURNE, Australia (AP) — Myles Garrett finally acknowledged his knee injury is more serious than he had been letting on after his quiet debut for the Los Angeles Rams in their season-opening defeat in Australia.
The reigning AP NFL Defensive Player of the Year made zero tackles and no impact on the game during the Rams' 27-7 loss to the San Francisco 49ers on Friday.
Although Garrett missed much of training camp and the Rams' recent weeks of practices to rest his knee, the superstar and the Rams had not floated the possibility he would be unable to play at his best when he began his 10th NFL season. Before his 15-hour flight back to LA, Garrett finally acknowledged he isn't at 100% health.
"This was the worst version of myself that I've put out there, and I've got to be better," Garrett said at the Melbourne Cricket Ground. "I've got to find a way to recover and get back to the player I know I can be and I've shown that I've been before."
Garrett didn't want to discuss details of his knee or his overall health after finishing without a tackle for only the fourth time in 135 career NFL games. He wouldn't even say which knee is injured.

Furthermore, active power reached 1.5 gigawatts, while contracted power rose to approximately 3.7 gigawatts. CEO Michael Intrator said on the company's second-quarter earnings call that "our near-term capacity remains effectively sold out." He also described broadening customer demand and rapidly expanding enterprise adoption.
Meanwhile, IREN Limited's (NASDAQ:IREN) AI Cloud Services revenue reached $128.8 million in fiscal 2026, compared with $16.4 million a year earlier. Total fiscal 2026 revenue was $707 million, including $578.2 million from Bitcoin mining. The company reported $4 billion of contracted AI annualized run rate revenue for 2026 capacity, with $1 billion of operating ARR as of August 26. CEO Daniel Roberts said on August 27 that its 2026 capacity was "largely sold out." Roberts said recent three-year contracts represented more than $20 million of revenue per megawatt and that customer prepayments represented 45%-55% of ****** ociated GPU capital expenditures.
CoreWeave, Inc.'s (NASDAQ:CRWV) capital requirements remain substantial. The company spent $9.4 billion on capital expenditures in the second quarter and raised its 2026 CapEx forecast to $35 billion-$39 billion. It also reported $640 million of net interest expense and a $626 million net loss for the quarter. Total debt stood at $35.6 billion as of June 30.

The Charlotte Knights stumbled to an 11-4 loss to the Buffalo Bisons in a game that remained competitive for five innings before spiraling wildly out of control.

The Los Angeles Rams time in Melbourne, Australia was short-lived and that might be for the best as LA suffered a 27-7 loss to the San Francisco 49ers on Thursday Night (Friday morning for others). Some might question the Rams decision to fly in the day before the game, although that did not seem to be a significant influence on the outcome in my opinion. Why did the Rams lose? Well here are 4 takeaways from Los Angeles's week one loss to their division rivals.
After picking off a Brock Purdy pass, Stafford turned the ball back over to the San Francisco 49ers on 3rd & 10 from the SF 35. Instead of taking his underneath option (Terrance Ferguson), Stafford tried to force a pass on a deep corner to Puka Nacua. The ball was underthrown; giving SF momentum and taking 3 points off the board for LA. Had the Rams kicked the field goal on 4th down, they would have had a 10-3 lead.
The other self-inflicted mistake was the turnover on downs with 3:46 left in the 3rd quarter. The Rams could not punch the ball in the endzone from 2nd, 3rd, and 4th & Goal (all within the 3 yard line). The latter being 4th & 1/2 yard. Those are simply must-have situations when down 10.
The Rams allowed 30 rushing attempts for 174 yards (5.8 yards per carry). The Rams won't beat a Kyle Shanahan offense with that type of formula. No, it wasn't because Aaron Donald was inactive. The Rams simply did not win the trenches getting pushed off the ball. Chris Shula will need to take a deep look at how to counter the 49ers usage of chips on his edge players as Myles Garrett was a non-factor in rushing the passer but also in defending the run.
The Rams offense was one of the best in 2025 because they were constantly in favorable down & distances. In this game against the 49ers, their 3rd down distances were: 5 yards, 2 yards, 6 yards, 10 yards, 13 yards, 1 yard, 2 yards, 15 yards, and 10 yards. The only true conversion was on 3rd & 2 via a Kyren Williams run. The other conversion was via defensive pass interference call late in the game.

OpenAI now plans to spend roughly $750 billion on compute infrastructure through 2030, a figure that represents a 25% increase from earlier 2026 estimates. The company still calls itself "really short" on capacity. That gap, between three-quarters of a trillion dollars in planned spend and a stated capacity shortfall, is the number that reframes every AI infrastructure bet on the board, starting with Oracle (NYSE:ORCL).
Oracle is the clearest public-market conduit for that OpenAI dollar. In Q4 FY26, Oracle disclosed remaining performance obligations of $638 billion, up 363% year over year, of which $75 billion is tied to prepaid or customer-supplied GPU arrangements. Cloud Infrastructure revenue reached $5.79 billion, up 93% year over year, and Oracle Multicloud AI Database grew 404% in Q4. Global GPU utilization sits at 97.5%, and management said "there's still a massively higher demand than there is supply."

LONDON (AP) — The NFL will play a record nine games internationally this season and they include three cities hosting for the first time: Melbourne, Australia; Rio de Janeiro; and Paris.
Jacksonville and San Francisco both play two games abroad: the Jaguars back-to-back in London; the 49ers in Melbourne and later in Mexico City.
Here's some handy information about the games and locations.
The NFL's first international game of the season might be hard to top attendance-wise. Mike Evans, Demarcus Robinson and Deebo Samuel caught touchdown passes from Brock Purdy, and the San Francisco 49ers routed the Los Angeles Rams 27-7 in the NFL's first regular-season game in Australia. There were 100,021 fans at the Melbourne Cricket Ground for the game, the seventh-largest regular season crowd in NFL history. It was the second-largest international NFL match by attendance, topped only in October 2005 when the 49ers lost 31-14 to the Arizona Cardinals before 103,467 fans at Estadio Azteca in Mexico City.
The league had never staged a regular-season game so far from home — it's a nearly 16-hour flight from the U.S. West Coast. The NFL West matchup kicked off at 10:35 a.m. local time Friday, Sept. 11, in Melbourne — which was 8:35 p.m. Thursday, Sept. 10 on the U.S. East Coast.

MORRAL — Forget beating a rival in a Northwest Central Conference match. Elgin was just happy to be back on the volleyball court.
The Comets hadn't played a match in 12 days and just once in the last 18. Still, Elgin showed very little rust Thursday, Sept. 10, at Ridgedale, winning in three sets 25-19, 25-13, 25-21.
"They were ready to just get back on the court and not against each other," Elgin coach Caitlin Gracely said.
It was a scheduling quirk and not by design, she said, as a couple matches had to be moved to later in the season. Thus, they had a long layoff just days after the start of the 2026 season.
"I'm thankful for the break being in the beginning and not in the middle (of the season). That's the only thing I can be thankful for. I did not like that," Gracely said. "You can't give them a bunch of days off. You give them all the time off and they just mentally check out. We do not want that."

The artificial intelligence (AI) boom is fueling a nuclear renaissance. For the industry to grow, massive amounts of energy-intensive compute power will need to be built. As a low-carbon, high-baseload energy source, nuclear power is a promising solution.
NuScale Power (NYSE: SMR) is the only small modular reactor (SMR) developer in the U.S. approved by regulators to construct an SMR facility. SMRs are ideal for the AI data center build-out, given that they can be built more quickly and at a lower cost than conventional nuclear plants. Despite growth potential, NuScale shares are down 40% this year. Skepticism is reasonable. Only two SMR systems currently exist worldwide. NuScale has never commercialized any of its SMR designs. Plus, the company already experienced a sizable failure in 2023 when its biggest customer (at the time) canceled its project.
While NuScale operates in an industry that should see long-term growth, the nuclear stock's future may hinge on a single upcoming catalyst.

Based on Thursday night's smothering down under by the 49ers against the Rams, it appears that San Francisco's early-arrival approach worked better than the Rams' strategy of barnstorming.
But Week 1 is just part of the equation. The Rams were surely thinking about the recovery from the long trip, with the goal of being ready for the next game, against the Giants to cap Week 2.
And it doesn't get easy after that. The Rams travel to Denver for a Sunday night game before playing in Philadelphia the next Sunday afternoon. After that, it's another Monday night game — against the Bills.
The 49ers will have to fly home after fully acclimating to Australia and re-acclimating to America. The Dolphins come to town in Week 2, followed by visits from the Cardinals and Broncos. In Week 5, the 49ers make their annual visit to the Seahawks.
In many respects, Thursday night's game is only the beginning. Where both teams go from here after going home will show plenty.
