Despite office vacancy falling in most major cities, most landlords are still watching their margins shrink a half-decade after tenants embraced remote work.
Median total operating expense growth has exceeded revenue every year from 2021 through 2025, according to a Trepp ***** ysis of office properties backing CMBS loans.
Operating expenses have increased 2.7% annually, compared with a 1.3% growth rate for revenues. Net operating income has been squeezed to just a 0.2% uptick annually as a result.
Overall, the implied five-year growth rate is 14.3% for operating expenses and 6.7% for revenues. NOI was up just 1% during the period, according to Trepp's model.

HIVE Digital Technologies (Nasdaq: HIVE), a Canada-based Bitcoin miner and data center operator that trades on the Nasdaq and Toronto Stock Exchange, said it has exceeded $1 million in daily revenue on Aug. 21.
The milestone combined income from Bitcoin mining and GPU cloud services for the first time at that level, according to preliminary, unaudited management estimates.
Since that date, the company has produced an average of approximately 12 Bitcoin per day, representing roughly 2% of global Bitcoin network production.
Its GPU cloud operations, run through wholly owned subsidiary BUZZ HPC, a sovereign AI cloud and high-performance computing provider, have generated approximately $100,000 in average daily revenue over the same period.

The contrarian take of the session was oil. High crude, Lee argued, is actually constructive for U.S. equities. With the U.S. as a net exporter, our economic competitors are importers, and stalled global growth pushes investors toward growth stocks, which is about 80% of the U.S. market. On AI CapEx, he pushed back on the sticker shock, claiming roughly $700 billion a year is a fraction of the $60 trillion global labor market and small change against daily moves in gold.
Lee also made the case that software had bottomed at the time, that enterprises building their own tools inherit the maintenance burden software companies exist to carry, and that private credit is genuinely bad but not a GFC repeat, with the real fix being taking private companies public rather than pushing private product into retail portfolios. On crypto, his argument shifted from a perspective of digital gold to one of plumbing whereby Wall Street tokenizes ****** ets, and AI agents needing a settlement rail that handles fractions of a penny.
His parting advice was the oldest one in the book, dressed in new clothes: miss the 10 best days of each year and a 16% average return goes to roughly nothing. Danger and opportunity show up together. Staying invested is the perpetual drumbeat of advisors to their clients, but one that needs banging louder when markets feel much less certain.

Shown to them was what Aaron Boone called an "outstanding," three-minute video on the significance of Sept. 11, 2001. With Friday marking the 25th commemoration of the terrorist attacks that targeted the World Trade Center, Brett Weber, the Yankees' senior director of advance scouting and replay guru, put the clip together.
The intention was to give the Yankees a quiet moment to reflect before hosting the Subway Series and beating the crosstown-rival Mets, 6-4.
"This is a day that will be remembered forever," Weber said, "and at the end of the day, that was really the message."
Boone also made sure to talk to his players, who recently attended the National September 11 Memorial & Museum and a handful of local firehouses, about the importance of the day. Among other things, he wanted to make sure that they knew how vital baseball became in the aftermath of the tragedy, as the game helped the city and the country heal.

Zhihu Inc. (NYSE:ZH) disclosed on September 6 that a wholly owned subsidiary had signed a conditional RMB1.5 billion cash commitment to Tianjin Lisi Xingshen Equity Investment Partnership. The agreement, dated September 4, requires shareholder approval, with payments funded internally through capital calls.
Zhihu Inc. (NYSE:ZH) expects to hold no more than 30% of the fund and will have no role in daily management or individual investment decisions. The blind-pool structure asks shareholders to approve a manager and strategy before specific investments are identified. The fund targets early-to-mid-stage private AI and technology companies with significant mainland China connections.
The strategic rationale fits the company's existing capabilities. Zhihu Inc. (NYSE:ZH) is developing AI search, expert-data solutions and AI-enabled content businesses. Exposure to foundation models, infrastructure, robotics and applications could create technology partnerships and help identify emerging customer needs.
A specialist fund also supplies investment research, deal sourcing and portfolio oversight that would require substantial internal resources to replicate. For shareholders, the potential benefit combines investment returns with commercial opportunities for the core content platform. Any cooperation would still require separate **** sment and agreement.
There is an operating business to build around. Second-quarter paid content and intellectual-property operations revenue increased to RMB425.9 million from RMB408.2 million. Zhihu Inc. (NYSE:ZH) also reduced total operating expenses by 13% to RMB469.4 million. These results support a focused approach in which outside technology complements established content and expert relationships.

WASHINGTON, Sept 11 (Reuters) - The contractor responsible for renovating the Lincoln Memorial Reflecting Pool in Washington told U.S. President Donald Trump's administration that errors in its work and flaws ‌in the repair plan caused the pool's liner to peel and break loose, the New ‌York Times reported on Friday, citing documents it reviewed.
Trump has repeatedly blamed problems with the newly renovated pool, including its new blue paint peeling off, on vandalism.
According to the New York Times, citing the documents, Atlantic Industrial Coatings found problems in the design and execution of the renovation.
Workers did not spray enough primer in some areas, the contractor said in the cited documents, and layers of the liner included incompatible chemicals. The bottom layer blistered and loosened ‌as the chemical on top reached ⁠a hotter temperature than the one underneath could withstand, the New York Times said.
The documents include the contractor's reports to the government and daily progress updates from ⁠the National Park Service over the past two months, the New York Times said.

A twist of fate saved Mark Wahlberg's life on September 11, 2001.
Wahlberg, 55, had been booked on American Airlines Flight 11, the plane that was hijacked and crashed into the North Tower of the World Trade Center, but changed his travel plans before that morning, according to a Daily Mail report published Friday, September 11. Instead of making the trip from Boston to Los Angeles, the By Any Means actor traveled to Toronto after a friend invited him to see his film at the Toronto International Film Festival.
All 92 people aboard Flight 11 were killed after five hijackers took control of the plane and crashed it into the North Tower at 8:46 a.m.
On the 25th anniversary of the attacks, Wahlberg acknowledged the emotions that still surround the day.

A Miami-area man filed a lawsuit accusing a Canadian heiress and her husband, a former reality TV personality, of borrowing $2 million and failing to repay it.
Named in the suit are Brendan Fitzpatrick, 38, who appeared on Rich Kids of Beverly Hills, and Chloe de Serigny, 31, the granddaughter of late financier Paul Desmarais, according to the Daily Mail.
In the federal complaint, Max Jan Fowles-Pazdro, 46, says Fitzpatrick convinced him in January 2025 to put up a $2 million bridge loan for a real estate project in the United Kingdom.
"Following repeated and increasingly desperate pleas from [Fitzpatrick] — [Fowles-Pazdro's] then-close friend — [Fowles-Pazdro] dug into his and his wife's life savings and funded a $2 million bridge loan that Brendan promised to begin repaying within six weeks," the filing stated, per the Daily Mail. "Two years have since elapsed — and not a penny of the loan has been repaid. With their nest egg gone, [Fowles-Pazdro] and his wife now teeter on financial ruin."
The suit also says the couple has continued to present an image of affluence, pointing to social media photos of them on a yacht in the Mediterranean.

The Jockey Club Gold Cup, which will headline next Friday's reopening day card at Belmont Park, has reportedly lost one of its biggest stars.
Daily Racing Form's David Grening reported Friday that 2025 Kentucky Derby, Belmont Stakes and Travers winner Sovereignty, who was targeting the Gold Cup coming off of his win in the Whitney last month at Saratoga, has officially been ruled out of the Grade 1, $1 million race.
Sovereignty developed an abscess in his left hind foot a little more than a week ago, which forced the reigning Horse of the Year to miss two planned workouts. Grening reported that trainer Bill Mott hopes to have Sovereignty return to the track by the middle of next week and plans to attempt to train the 4-year-old colt up to the Oct. 31 Breeders' Cup Classic, rather than having him race beforehand.
The absence of Sovereignty means the Jockey Club Gold Cup will no longer feature one of the most anticipated head-to-head horse racing matchups of the year.

While the firm has long served business owners through its workplace and wealth businesses, this service focuses on helping smaller business owners offer and manage retirement plans for their employees.
The firm has partnered with ADP for payroll, human capital management and retirement services. Edelman's will provide investment management, 3(38) investment management, plan consulting and personalized financial advice to plan participants. That includes providing one-on-one discretionary advisory services for individual employees.

Apple is skipping the base iPhone 18 this fall in favor of three premium devices: the iPhone 18 Pro, the iPhone 18 Pro Max, and its first foldable — rumored to be called the iPhone Ultra, Duo, or Fold. The foldable is the headline. It's expected to feature a 7.8-inch internal display, a 5.3-inch external screen, an A20 Pro chip, and a thickness of just 4.5mm unfolded, with pricing estimated between $1,999 and $2,399 and limited initial supply. It marks Apple's entry into the foldable category years after rivals — a potentially major new product cycle for one of the world's most valuable companies.
Here's the pattern every ETF investor should understand before today's close. Nearly two decades of data show that Apple tends to "sell the news" on launch day itself. AAPL averages a roughly 0.3% decline on iPhone launch days, with a median drop of about 0.6% — the classic case of anticipation being priced in before the reveal.
But the weakness rarely lasts. Apple has averaged a 0.5% gain the very next session (positive in 15 of 24 releases), and the longer-term picture is decisively bullish: AAPL has gained in the 60 days following an iPhone reveal 17 times since the original 2007 launch. The biggest such move was a 20% gain in the 60 days after the iPhone 11 reveal in 2019. In other words, launch-day dips have historically been buying opportunities, not warning signs. **** ysts have also downplayed fears about the ~$2,000 foldable price tag, arguing a premium halo product is unlikely to dent Apple's overall economics.
Apple is not just a stock — it's one of the largest weights in the entire ETF universe. As one of the biggest companies in the world, it sits near the top of the S&P 500, the Nasdaq-100, and virtually every technology index. That means a move in AAPL ripples through hundreds of funds, and millions of investors have significant Apple exposure without realizing it. When Apple moves on event day, these are the ETFs that move with it.
A handful of funds carry outsized Apple weights and will feel today's move most acutely. GXPT (Global X PureCap MSCI Information Technology ETF) holds roughly 19.2% in Apple — the highest of any diversified fund. FTEC (Fidelity MSCI Information Technology Index ETF) holds about 16.3%, VGT (Vanguard Information Technology ETF) about 16.2%, TRUT (VanEck Technology TruSector ETF) roughly 15.1%, and TOPT (iShares Top 20 U.S. Stocks ETF) around 14.5%. For these funds, Apple is a dominant driver of daily returns.

Paul Brown is taking a medical leave from his job as CEO of Arby's owner Inspire Brands while he recovers from a recent injury, according to a report on Wednesday in the Wall Street Journal.
Scott Murphy, brand president of the Inspire-owned Dunkin', will take over as CEO on an interim basis, the publication said, citing internal documents.
Inspire Brands confirmed the move in an email to Nation's Restaurant News.
Yet the unexpected CEO change comes at a crucial time for the Atlanta-based Inspire, which is owned by the private-equity firm Roark Capital.

CBRE's investment management arm has acquired a 5-year-old net lease company with ******* ets totaling 12M SF across the U.S.
CBRE Investment Management purchased Cerberus Capital Management's Tenet Equity business for $1.6B, both sides of the transaction announced in separate news releases Tuesday. CBRE said it made the investment on behalf of several of its investment strategies but didn't disclose which ones.
Net leases are real estate arrangements in which tenants are responsible for fees typically ******* ociated with ownership, like insurance, maintenance and taxes. This is often executed through leaseback deals, in which a business sells its property for a cash infusion and then leases it back to remain a tenant.
Along with the acquisition, CBRE is launching a new strategy to further invest in net lease properties. Akash Shivashankara, a CBRE IM senior portfolio manager, will be heading that strategy.
