Nvidia Corporation (NASDAQ:NVDA) is reportedly the previously unnamed customer behind Hut 8 Corp.'s (NASDAQ:HUT) Beacon Point data center leases in Texas. The Financial Times identified Nvidia as the tenant on July 28, citing five people familiar with the arrangement. Nvidia discussed its work with infrastructure partners but neither confirmed nor denied that it was the customer. Hut 8 has also not publicly named the tenant.
That attribution is important, but the contract math also needs equal attention. Hut 8 disclosed on July 20 that a second 15-year lease for 352 megawatts of IT capacity doubled the same investment-grade tenant's footprint to 704 MW. The two leases give the campus a $19.6 billion base-term contract value. The often-quoted $50.2 billion figure applies only if renewal options are exercised, so it is neither guaranteed revenue nor the present value of a firm $50 billion obligation.
If the FT's reporting is correct, Nvidia Corporation (NASDAQ:NVDA) is not relevant merely because Beacon Point will use AI chips. As the reported lease counterparty, it would support rent on 704 MW of Hut 8 capacity and could turn that capacity into a deployment channel for customers buying Nvidia systems. The FT said Nvidia could sublease the site to neocloud partners that buy its GPUs and sell AI computing services. No sublease has been announced. Nvidia's public response instead emphasized DSX, its architecture for designing, building and operating large AI factories with ecosystem partners.
Hut 8's link is contractual. Tenant rent underpins the $19.6 billion base-term value and the credit case for the project, while Hut 8 Corp. (NASDAQ:HUT) must supply the energized buildings on schedule. The company closed $4.25 billion of non-recourse, investment-grade senior secured notes for Beacon Point in June and expects the first Phase 2 data hall in the second quarter of 2028. It must still manage construction, tenant concentration, and the financing demands of a 1-gigawatt development.
Insider Monkey's database showed a small decline in hedge funds backing the stock. As of the end of the first quarter of 2026, 60 hedge-fund portfolios reported long positions in HUT at March 31, 2026, down from 64 at December 31, 2025.

Hut 8 Corp. (HUT) is a Miami-headquartered energy infrastructure platform founded in 2018 that operates at the convergence of power, digital infrastructure, and high-performance computing. The company builds, owns, and operates large-scale data center campuses for AI and high-performance computing workloads, underpinned by a "power-first" development strategy targeting long-duration, triple-net leases with investment-grade hyperscaler tenants.
Its portfolio spans four segments: Power, Digital Infrastructure, Compute, and a recently spun-out Bitcoin (BTCUSD) mining division operating as American Bitcoin (ABTC). With $16.8 billion in contracted lease revenue across its flagship Riverbend and Beacon Point campuses, a 9+ GW development pipeline, and Nvidia (NVDA) as a design partner, Hut 8 has rapidly repositioned itself from a crypto miner into one of North America's most compelling pure-play AI infrastructure landlords.

July 20 (Reuters) - Hut 8, a crypto-mining turned AI data center company, said on Monday it has signed a second 15-year ‌lease worth $9.8 billion with an existing investment-grade customer, fully commercializing its ‌1-gigawatt Beacon Point campus in Texas.
Shares of the company, which have nearly doubled this year, rose about 5% in premarket trading.
Like several former bitcoin miners, Hut 8 has pivoted toward AI infrastructure, seeking to leverage power ******* ets and data center expertise developed during the cryptocurrency boom to serve AI customers.
Demand for compute infrastructure has ‌accelerated since the launch of generative AI services, prompting technology companies to commit hundreds of billions of dollars toward data centers packed with advanced chips from Nvidia and others.
The rush has shifted competition beyond semiconductors to power, transmission access and construction-ready sites, making electricity availability one of the industry's biggest constraints.

Editor's note: This is Part 13 of 26 in Art Stapleton's New York Giants summer series Q&A
The New York Giants have a Super Bowl winner and possible Hall of Famer at head coach in John Harbaugh, with whom the entire team can strive for a championship standard the franchise has failed to meet for far too long now.
The standing ovation for Harbaugh from the ****** embled Giants fans inside Beacon Theatre back in May for the team's Town Hall event was only just the beginning.
And Harbaugh, their head coach set to usher in yet another new era for the franchise in its 102nd year, certainly knew how to play to his audience moments later.
With chants of "Cowboys suck" ringing out around him, Harbaugh was asked by a fan if he could promise the Giants were done being kicked around by their NFC rivals and most hated foes: the Dallas Cowboys, the Philadelphia Eagles and the Washington Commanders.

Four school children chosen to be ball boys and boy girls at Wimbledon say working at the tournament has been a "once in a lifetime experience".
Adam, Oscar, Caitlin and Oliver, from The Beacon School in Banstead, have been working on courts across the tournament, including being a part of Arthur Fery's first match on his route to the semi-finals.
The pupils, aged 14 and 15, now all say they want to go on to work on one of the show courts and soak in the atmosphere of some the biggest tennis matches this summer.
Speaking about Fery's first match, Adam, 14, said: "It was really nice to do - he was really nice, and the atmosphere was intense."
Oscar, 14, who also worked the match, added: "My mum and my uncle were both ball crew too and it inspired me to try out.

Donovan Mitchell has done it again.
Mitchell backed up his affectionate words about the Cavaliers with actions, agreeing to a four-year, $273 million maximum contract extension on Tuesday, July 7. A league source confirmed the deal for the Beacon Journal.
A seven-time All-Star and three-time All-NBA guard, Mitchell could have forced the Cavs to wait for another year. He would have been eligible to sign an extension next summer worth an additional $80 million. It's possible the team could have balked in 2027, yet its partnership with Mitchell has been pristine through his first four seasons in Cleveland.
Save the contractual drama for other star players. It doesn't fit Mitchell. Guardians All-Star third baseman Jose Ramirez is the face of Cleveland sports, yet Mitchell continues to remind everyone he is the clear runner-up.
Mitchell proved what he has repeatedly insisted remains true: He has fully embraced Cleveland since the Cavs acquired him in September 2022 through a blockbuster trade with the Utah Jazz, and he is committed to continuing to serve as a cornerstone of the franchise.

ATLANTA ― Harry Kane was a lighthouse in a storm Wednesday, July 1, a beacon of hope when all else failed.
No matter how unnerving England's match against DR Congo became in Atlanta, Kane never yielded. He was calm, poised, brilliant, even, and when the Three Lions needed a hero, the 32-year-old dug deep, pulling out a World Cup rescue mission. Kane unleashed a masterful performance when the waves of defeat were rapidly crashing in.
DR Congo stunned England with an early goal in the 7th minute, leaving Kane and every Three Lions fan at Mercedes-Benz too stunned to speak, rubbing their heads in confusion. Les Léopards carried a 1-0 lead into halftime behind a defensive masterclass from goalkeeper Lionel Mpasi. Yet something shifted after the break. England began to slowly wear DR Congo down with its pressure and its advances. The once unflappable defensive wall DR Congo put up came tumbling down with one inexplicably wondrous Kane header in the 75th minute.
Daylight.
"As soon as he hit, I knew it was going in. I was already celebrating," forward Anthony Gordon, who ***** isted Kane twice, on Wednesday.

We just covered Billionaire Dan Loeb Pivots to AI and Sells Old Economy Stocks: His Top 7 AI Picks. Hut 8 (NASDAQ:HUT) ranks #4 (see Billionaire Dan Loeb's Top 5 AI Stock Picks).
Billionaire Dan Loeb's Stake: 869,563 Shares Valued at Approximately $40.79 Million (NEW position)
Hut 8 (NASDAQ:HUT) is transitioning from Bitcoin mining into AI data center infrastructure. It doesn't just host GPUs or sell cloud compute, it owns the underlying power and land ******* ets outright — then leases that infrastructure to hyperscalers on long-term contracts.
The bull case centers on two campuses. Hut 8's (NASDAQ:HUT) Beacon Point facility in Texas (352 MW) is leased to a high-credit tenant — widely understood to be Google — for 15 years, with a base contract value of $9.8 billion. River Bend in Louisiana (245 MW) is leased to Fluidstack as part of a broader agreement tied to Anthropic's AI infrastructure buildout, locking in another $7 billion over the base term.
The nature of its contracts makes Hut interesting. Hut 8 (NASDAQ:HUT) bears minimal operating costs once the facilities are built. The cash flows are essentially fixed, long-duration, and backed by investment-grade counterparties — much closer to bond-like income than typical tech revenue.

Among the many contributions Joel Bitonio made during his Browns career was compelling close friend, Pro Football Hall of Famer and fellow Cleveland legend Joe Thomas to purchase a magnetic wand.
Early in Bitonio’s days as an NFL offensive lineman and about a decade before he announced his retirement on June 9, he attended a dinner hosted by Thomas and discovered something surprising when he took a bite of duck Thomas had hunted.
“It was really good, except I did find a bullet in mine, which kind of scared me a little bit. But it was really good,” Bitonio said with a smile in 2022.
Browns column: As Joel Bitonio retires, franchise should offer him special role | Opinion
Thomas told his side of the story as he reflected on Bitonio’s career during a recent phone interview with the Beacon Journal.

Trump's Tuesday deadline for Iran is strategic, not stupid | Opinion

The past few days have felt like a surreal movie.
Take the rescue of an injured U.S. Air Force colonel, a weapons systems officer whose F-15E Strike Eagle was shot down inside Iran on April 3. The Trump administration said he hid alone in a crevasse in a 7,000-foot-high mountainous region, and survived with nothing but a hand weapon, a tracking beacon and a communication device until he was rescued in an operation that by all accounts seems like an extraordinary display of American exceptionalism and military prowess.
