U.S. mortgage rates climbed to their highest level in a year, with the average rate on a 30-year fixed mortgage rising to 6.66% for the week ending July 30, according to Freddie Mac's Primary Mortgage Market Survey released Thursday.
The rate marked the highest reading since July 2025 as inflation concerns, Federal Reserve policy expectations and geopolitical tensions continued pushing long-term borrowing costs higher.
Mortgage rates generally track movements in the 10-year U.S. Treasury yield rather than the Federal Reserve's benchmark interest rate. Treasury yields rose after the Fed left its policy rate unchanged on Wednesday, while three members of the Federal Open Market Committee voted for a rate hike, fueling expectations that borrowing costs could increase later this year.

US stocks capped a volatile month on Friday, after the 10-year Treasury yield (^TNX) jumped to its highest level since January 2025 and Big Tech giants reported continued investments in artificial intelligence.
The tech-heavy Nasdaq Composite (^IXIC) rose roughly 1%. The Dow Jones Industrial Average (^DJI) rose 0.5%, while the S&P 500 (^GSPC) also added 0.7%.
All three major averages posted gains for the week, and the Dow also recorded a 0.7% gain for the month of July.

Amazon (AMZN) stock jumped 15% after the e-commerce giant's earnings beat expectations and its chip business expanded. Apple (AAPL) stock fell 7%, as the iPhone maker's Services and China revenue came up short. The results followed Microsoft's (MSFT) historic 15% stock rally on Thursday.

The final season of football for Aaron Rodgers was preceded by a reunion with his estranged family. He spoke about it during a Saturday appearance on NFL Network.
"There's been a lot of conversation about it outside of my own conversation for so many years," Rodgers told Kyle Brandt. "You know, a big part of it was getting married and having those conversations with my wife that allowed me to kind of open up to the possibility of coming together. Chelsea's newest signing Danny Welbeck says he feels "really honoured" to pen a two-year deal after already having "fantastic conversations" with his new manager Xabi Alonso.
The 35-year-old forward, who has parted ways with Brighton after nearly six years of service, arrives at Stamford Bridge with 400 Premier League appearances and 42 England caps under his belt.

Arsenal are keeping a close watch on the Vinicius Junior contract saga at Real Madrid, with the situation still finely balanced despite a growing expectation in Spain that the Brazilian will remain at the Bernabeu. All in all, last quarter was another good one for credit card outfit American Express (NYSE: AXP). Total revenue grew 10% year over year to $19.6 billion, pushing per-share income up from $4.08 a year earlier to $4.53 for the three months ending in June. The company even raised its 2026 revenue guidance to 10% above last year's top line of just over $72.2 billion, up from the predicted range of 9% to 10% given with this year's first-quarter results.
Curiously, however, American Express didn't raise its full-year earnings expectations in step with its upward-revised revenue guidance. It still anticipates reporting per-share earnings of only $17.30 to $17.90 for 2026. What gives?

The company actually dropped a small hint during its second-quarter earnings conference call.
If you were listening for it, CFO Christophe Le Caillec plainly connected the dots by commenting during the second-quarter earnings call, "As we increase investments in new customer acquisition and technology development, we are maintaining our full-year EPS guidance of $17.30-$17.90." Le Caillec added during the call that spending on marketing could be up 10% in the second half of 2026.

Is Uli Hoeneß mellowing in his old age? Say it ain't so! After months of pushing for sales, the Bayern Munich legend is relieving board member for sport Max Eberl of that pressure. While Hoeneß wants to see a few sales, it is no longer a requirement for Eberl to keep his job.
"If we can now manage to move one or two players on — which is what we'd ideally like to do — that would be great. But I also want to make one thing absolutely clear: a contract with Bayern Munich is sacrosanct. That means if, in the end, no suitable solution is found, we'll keep the players," Hoeneß said.
This is pretty significant as Bayern Munich has three pretty expensive surplus players on the roster at the moment. Per Capology, João Palhinha (€12,000,000 total pay package), Bryan Zaragoza (€8,490,000 total pay package), and Sacha Boey (€4,340,000 total pay package) all carry significant financial burdens without much hope for playing time.
Another big candidate for sale is Hiroki Itō (€4,700,000 total pay package), but as the squad's fourth center-back, he — at least — has a role that would be needed and a pay package commensurate with his role.
No doubt, Eberl will still try to unload those aforementioned players (and maybe a few youngsters as well), but not feeling like he will lose his job if he cannot move those players is like a big relief.

Bayern Munich CEO Jan-Christian Dreesen offered an honest ***** sment of his clubs wage dynamics, defending massive paychecks for marquee stars while warning against letting intermediate squad contracts spin out of control.
Speaking at a recent Presse Club München event, captured by iMiaSanMia, Dreesen made his stance clear on their choice of wages. "The stadiums are filled because of real star players—that's why it's right to pay them high, or even very high, salaries," Dreesen stated. "But it's all about balance. The middle tier of the squad can't become too bloated. The English clubs are doing a better job than us in that regard."
Dreesen's transparent remarks shed light on the structural challenge facing elite sides. While paying premium wages to game-changers who sell out stadiums and generate worldwide revenue is economically justified, inflation within the squad's middle layer, i.e. paying high, long-term salaries to rotational or system players, can quickly choke a club's wage bill. Dreesen is signalling a clear financial strategy at Säbener Straße: protecting top-tier capital for game-changers while trimming unnecessary fat across the rest of the roster.
This does not seem to be a very clear strategy; how do you determine who is causing the bloating? Is there a clear hierarchy within the squad itself? It does not seem sustainable to have a living hierarchy within the players, but it has been working so far, considering that Bayern Munich is one of the richest clubs in the world.

A big recruiting domino is now set to fall in the shape of Richmond Randle running back Landen Williams-Callis, who has announced that he will be making his college commitment on August 1st, and the finalists are the Houston Cougars, Missouri Tigers, SMU Mustangs, Texas Longhorns, and Texas A&M Aggies, all schools that received official visits from the big-time running back.
Williams-Callis will announce his decision on Dave Campbell's Texas Football at 6:45 p.m. Central.
The Longhorns got the final official visit with the dynamic running back during the official visit window in June, and they have since been trending positively in this recruitment, including numerous commits tweeting at the 5'7.5, 190-pounder in recent days.
Williams-Callis is the nation's leading returning ball carrier heading into the 2026 season and would certainly add juice to the backfield he elects to join on Saturday.
Texas already has one running back commitment for the 2027 class in Noah Roberts, but they are pushing to add Williams-Callis before shutting things down at the position for the cycle. Williams-Callis has been a high-priority target for Texas running backs coach Jabbar Juluke since he was hired, and despite initially not getting traction early on, things have been trending towards the Longhorns down the home stretch.

San Francisco 49ers head coach Kyle Shanahan has yet to miss a practice this training camp while he recovers from a July 14 car accident in Palo Alto for which he ultimately took responsibility. He consistently shows up midway through, staying a little bit longer each time. Friday was his longest stint as an observer.
He watched for over an hour, scribbling notes between snaps, then jogged to the post-practice huddle to listen from the outskirts.
At one point Shanahan also found himself no more than 10 yards from the loud music being pumped from a practice speaker during a situational red-zone team period, after typically standing a much more comfortable distance from the speaker on the adjacent field in previous practices. He told a small group of reporters earlier this week the music had been "killing" him as he recovers from serious concussion symptoms. Friday was perhaps a sign of progress that he could brave the proximity for at least 10 to 15 minutes.
"He's there with us when we watch our tape after practice, and he's Kyle to me," said acting head coach Chris Foerster.
"I think he's challenging himself and pushing himself. I see him every day. I think he stays a little bit more, or tries to. I'm not sure (of) the whole routine. But I see Kyle being Kyle a whole lot right now."

DETROIT, July 30 (Reuters) - Ford CEO Jim Farley told employees in a town hall on Thursday that the company is preparing for the possibility that Chinese automakers could enter the American market in the ‌next five to 10 years, even though the country has erected numerous trade barriers to cars from China, ‌according to three people who viewed the meeting.
Farley has been among the most vocal about how competitive Chinese auto giants like BYD are in the industry. Ford is preparing to roll out a family of affordable electric vehicles that it engineered from the ground up to match the cost and efficiency of the Chinese companies.
The Ford chief, along with other senior leaders, said in a question-and-answer portion of the town hall that it is more likely Chinese companies would enter the market at the latter end of that range. The comments come as the ‌U.S. Senate is pushing to expand a ⁠ban on Chinese car sales in the world's second-largest and most lucrative auto market.
A Ford spokesperson declined to comment on discussions that took place during a private meeting with employees.

Union Pacific Corporation (NYSE:UNP)'s Big Boy 4014, the world's largest operating steam locomotive, has been touring the country this summer, and grown adults keep tearing up when they see it. CEO Jim Vena said the tour east of the Mississippi wouldn't have been possible without one thing: the railroad operating firm's pending merger with Norfolk Southern, since Union Pacific's own tracks run west of the river. In part, the nostalgia tour is a goodwill campaign for the biggest deal in the company's history.
On the business itself, Union Pacific Corporation (NYSE:UNP) reported a strong quarter. Revenue rose 12% to $6.86 billion, beating the $6.71 billion expected, and adjusted earnings came in at $3.41 a share versus $3.24 expected. The company raised its full-year guidance to high-single-digit earnings growth, up from mid-single digits. The stock rose about 2% in premarket trading. Costs rose too; operating expenses climbed 13% to $4.1 billion, mostly from a 63% jump in fuel costs linked to the Iran war.
Union Pacific Corporation (NYSE:UNP) is trying to buy Norfolk Southern in a deal now valued around $71.5 billion, down from an earlier $85 billion price tag as terms have moved with Union Pacific's stock. It would create the first coast-to-coast U.S. railroad. The day before earnings, Union Pacific settled with Canadian National Railway, a major opponent that had been pushing regulators to demand more information. CN will drop its opposition in exchange for expanded Midwest access and a stake in two jointly owned terminal railroads. Vena called it proof the firm is "ready to move forward in the regulatory process." The deal still isn't approved, though. The Surface Transportation Board (STB) paused its review in May and just this week ordered Union Pacific to make employee-impact data public. Rivals BNSF and Canadian Pacific Kansas City are still lobbying against it, and some shippers and state attorneys general remain opposed. The companies still expect to close the deal in the first half of 2027.
That raises a real question. Is this merger clearing its last real hurdles, or did the CN settlement just remove one opponent out of several?
The core business (Union Pacific's actual railroad operations) is performing well on its own, guidance beat and rose, and pricing power held up despite surging fuel costs. The CN settlement removes a credible opponent and comes with political tailwinds too: Trump has publicly backed the merger and replaced a regulator who could have opposed it. Union Pacific Corporation (NYSE:UNP) and Norfolk Southern say the deal would save shippers $3.5 billion a year and remove 2.1 million trucks from the road. Wall Street responded fast: Baird, RBC, and JPMorgan all raised price targets this week, with RBC citing the CN deal directly as strengthening the merger's case.

Given the huge rally in S&P 500 stocks like Sandisk (SNDK) this year, it's no surprise semiconductor ETFs are thriving. But they're getting competition from oil ETFs.
Four of the top 10 actively traded nonleveraged ETFs this year are oil and energy related, says Morningstar Direct. That's exactly the same number of semiconductor ETFs that make the cut. In fact, $2-billion-in-assets United States Oil (USO) returned 74% this year, outperforming the 64% return of the top semiconductor ETF, First Trust Nasdaq Semiconductor (FTXL).
And shares of Marathon Petroleum (MPC) are up 90% this year. That outstrips the 2% gain by AI semiconductor juggernaut Nvidia (NVDA).
Unique trends are driving oil and semiconductor ETFs this year. And oil has gotten the upper hand in the past month.
"Oil's recent run is due to geopolitical risk premiums from Iran tensions and tech valuation digestion. Escalating war risks in the Middle East create immediate supply-shock fears, pushing oil commodity ETFs higher," said Todd Rosenbluth of TMX VettaFi. "Concurrently, heightened uncertainty triggers profit-taking in high-valuation growth ***** ets like chips, prompting a short-term rotation into traditional commodities."

The Minnesota Vikings quarterback competition is heating up, and no one is backing down on social media from defending who they think should win the job. Through it all, the coaching staff has remained steadfast in their execution of this quarterback competition, while some on the outside consider it already Kyler Murray's job to lose.
However, based on early notes from the first two days of training camp, it seems McCarthy is lacking some early explosiveness in his passing.
ESPN's Kevin Seifert shared his notes from practice on Thursday, July 30, and he hinted that McCarthy is being more conservative while Murray is pushing the ball down the field.
Seifert shared, "Perhaps the biggest takeaway Thursday from the competition between quarterbacks Kyler Murray and J.J. McCarthy is that Murray is more often pushing the ball downfield. He threw an accurate floater about 45 yards downfield to receiver Dontae Fleming, as well as a deep corner to receiver Justin Jefferson. He also missed tight end T.J. Hockenson down the right sideline."

A search resumed Thursday, July 30, for a 10-year-old girl who remains missing after she and two other children, including a now-deceased 10-year-old boy, entered the Passaic River in northern New Jersey.
The boy's body was recovered around 10 p.m. on Wednesday, July 29, several hours after emergency crews were called to the river near Pulaski Park and Dundee Island Park in Passaic, according to Passaic Mayor Hector Lora. Authorities continued searching overnight and planned to resume water operations Thursday morning if conditions required crews to pause overnight efforts.
An 11-year-old girl made it safely out of the river, the New Jersey Bergen Record, part of the USA TODAY Network, reported. According to her account, her 10-year-old brother may have saved her life by pushing her toward safety before he went under the water, CBS News reported.
Investigators are still working to determine how the three children ended up in the river. Lora said officials' priority remains locating the missing girl and supporting the children's families.
The body of the 10-year-old boy was found about 30 feet from where the children entered the river, officials said. As crews continued searching for the missing girl, the operation shifted from a rescue mission to a recovery effort.

PHILADELPHIA — Jalen Carter's record-setting contract pays him like the NFL's best defensive tackle without immediately placing a record burden on the Eagles' salary cap. Carter signed a four-year, $152 million extension that includes $40.8 million guaranteed at signing, according to Spotrac. Another $30 million becomes guaranteed next March, while the practical guarantee reaches approximately $106.8 million over four years.
The extension, which reportedly includes $160 million in incentives, keeps Carter under contract through the 2031 season. His $38 million average annual salary makes him the highest-paid defensive tackle in NFL history.
Philadelphia included five option bonuses and four void years in the structure. The option bonuses allow the Eagles to spread charges across multiple salary-cap seasons rather than absorbing the money immediately. The void years are accounting mechanisms and do not place Carter under contract beyond 2031. Carter's cap charge rises to $9.1 million in 2026, costing Philadelphia approximately $2.1 million in additional ****** e. Rangers are interested in bringing Frosinone attacker Fares Ghedjemis to Ibrox this summer, according to Sky Sports. DETROIT, July 30 (Reuters) - Ford CEO Jim Farley told employees in a town hall on Thursday that the company is preparing for the possibility that Chinese automakers could enter the American market in the ‌next five to 10 years, even though the country has erected numerous trade barriers to cars from China, ‌according to three people who viewed the meeting.
Farley has been among the most vocal about how competitive Chinese auto giants like BYD are in the industry. Ford is preparing to roll out a family of affordable electric vehicles that it engineered from the ground up to match the cost and efficiency of the Chinese companies.
The Ford chief, along with other senior leaders, said in a question-and-answer portion of the town hall that it is more likely Chinese companies would enter the market at the latter end of that range. The comments come as the ‌U.S. Senate is pushing to expand a ⁠ban on Chinese car sales in the world's second-largest and most lucrative auto market.
A Ford spokesperson declined to comment on discussions that took place during a private meeting with employees.
