Accepting the $1M gift eliminates nearly 7% interest on a jumbo mortgage, delivering an immediate risk-free return that rivals most market strategies.
The new $15M lifetime gift exemption lets the in-laws transfer the full $1M immediately tax-free, requiring only a Form 709 filing.
An intrafamily loan at the 3.72% IRS minimum rate saves roughly 3 percentage points versus the current 6.9% jumbo mortgage rate.

People who pursue a FIRE (Financial Independence Retire Early) philosophy aggressively save and invest with a goal of retiring young enough to enjoy the freedom that a substantial nest egg affords. A fatFIRE adherent aims to accumulate a seven- or eight-figure retirement portfolio, enabling a lifestyle that ordinary early retirement budgets cannot support. When a couple's in-laws share those fatFIRE values, the relationship tends to run smoothly. But good intentions packaged as sizable financial gifts can shift that balance quickly, and without diplomacy and a shared strategy, even a generous offer can quietly fracture family dynamics.

Emma Roberts is making headlines with her latest fashion moment as she prepares for her return to American Horror Story. The actress stepped out in New York City for a promotional appearance, bringing a romantic yet daring twist to her daytime wardrobe. Her latest look combined delicate florals, sheer fabric, and an unexpected outerwear choice.
Emma Roberts wears a green CHARLOTTE SIMONE coat over a MONSE SS27 dress and beige pumps while out and about in New York.

For her appearance on Live with Kelly and Mark, Roberts wore a stunning dress from Monse's Spring/Summer 2027 ready-to-wear collection. The dress featured a delicate ivory base decorated with oversized floral prints in muted pink, purple, and green tones. However, the romantic pattern wasn't the only detail that caught attention.
The dress featured a semi-transparent fabric that revealed the silhouette underneath, giving the otherwise feminine design a daring edge. The fitted silhouette hugged her figure before falling into a flowing midi-length skirt. The dress also had delicate spaghetti straps and an asymmetrical neckline, with a soft fabric detail draped over one shoulder.

Meghan Markle is facing renewed scrutiny following reports that she is preparing to film in Australia. After the **** ss of Sussex and Prince Harry relocated to the UK at the end of August, reports of an upcoming work stint in Australia have led royal commentators to question how the family will manage the transition.
Meghan Markle is set to appear on Junior MasterChef Australia's upcoming season, which will film in Australia in 2027. However, it has not been confirmed whether Prince Harry, Prince Archie and Princess Lilibet will be joining her. The Sussex children recently changed schools in the UK after their security team raised concerns about their previous commute. The possibility of another move has now prompted questions about how the family's arrangements could work during Meghan's filming commitment.
On The Sun's Royal Exclusive, the **** ss of Sussex was criticized for the possibility of relocating her kids again. "Career-wise for her, it's, you know, it's good news," host Sarah Hewson said. She continued, "What about for the kids who they've just brought over to the UK, got settled in a new school. Is that going to change anything or do we think the kids will be going?" The Sun's royal editor Matt Wilkinson shared his thoughts. "The children thing is a really interesting thing because we know that they've already changed schools once," he said.
Wilkinson added, "They said they were coming back to the UK for the children's schooling. So these are unanswered questions…" The royal editor was unsure whether it would be "an exceptionally long period for Meghan and Harry." He wondered if the Sussexes will take their kids to another school. "Is it going to be another um you know, traffic crisis outside of school in Sydney or Melbourne or something? But yeah, I would really like a little kind of welcome break…," Wilkinson said.
Hewson felt Harry could take the kids for a trip to Australia if it occurs during school days. "[They could] take the kids to go out and see mum while she's working," the royal correspondent explained.

The S&P 500 (SNPINDEX: ^GSPC) stock market index has more than doubled from its 2022 bear market low point, but it faces a number of challenges that could derail its current bull run.
Rising oil prices are stoking inflation, which prompted the Federal Reserve to raise interest rates at its September meeting, and additional hikes might be on the way. This alone has been enough to spark a correction in the broader market in the past, but investors are also wrestling with a potential slowdown in artificial intelligence (AI) infrastructure spending, which is impacting some of the largest stocks in the S&P 500.
Missed AI's "Act 1"? Act 2 Could Be 16x Bigger. Most investors think they missed the AI boat because they didn't buy Nvidia in 2005. But according to our ***** ysts, we're only at the end of "Act 1"—the R&D phase. "Act 2" is the global rollout. Continue »
To top things off, the S&P is trading at a very expensive valuation, leaving it particularly vulnerable to a sharp sell-off. Fortunately, there is a way investors can capitalize on a downturn based on almost 70 years' worth of history.
The U.S. and Iran have been engaged in a geopolitical conflict since February, resulting in the closure of the Strait of Hormuz waterway, through which 25% of the world's seaborne oil transits each day. Moreover, the ongoing war between Saudi Arabia and Yemen recently knocked even more oil supply offline, while Ukraine and Russia also continue targeting one another's energy infrastructure.

Chief Executive Officer Lip-Bu Tan purchased 150,000 shares of common stock across multiple trades priced between $64.71 and $64.74.
The strategic share acquisition follows Intel's Q3 2026 earnings release, which showed $16.5 billion in revenue, but shares suffered a sharp after-hours plunge driven by conservative fourth-quarter sales forecasts.
Investors are weighing cooling artificial intelligence capital expenditure (capex) cycles following a Democratic wave in mid-term elections.
Intel's (INTC) chief executive officer and director Lip-Bu Tan acquired 150,000 shares of common stock worth $9.7 million on Nov. 2 via his family trust, according to a regulatory filing on Wednesday.
Tan bought the stock through several open-market transactions at prices ranging from $64.705 to $64.735; the total investment amounted to approximately $9.71 million. The move could be seen as a vote of confidence as the semiconductor giant navigates supply chain pressures, fabrication hurdles at its Israel facility, and shifting demand in the personal computer market.

Anyone familiar with Berkshire Hathaway (NYSE: BRKA) (NYSE: BRKB) probably knows it owns a bunch of individual stocks largely hand-picked by former CEO Warren Buffett, or more recently, with some input from current CEO Greg Abel.
Have you ever thought about how these holdings are taxed though? It's not like a mutual fund or exchange-traded fund, which require a yearly reckoning. As a C corporation, Berkshire's stock holdings are taxed much like an individual investor's are. That is, the capital gains tax bill is incurred for the tax year in which the ****** et is sold.

Regardless, there's a pretty big future tax liability sitting on Berkshire's books right now. Just don't worry about it if you're a shareholder. It's unlikely you'll even notice when the time comes to sell any of these positions.
As of the middle of this year, Berkshire Hathaway was sitting on $323.8 billion worth of individual stocks, including Coca-Cola, Apple, and American Express. It only paid a total of $106.5 billion for these picks over the course of the past many years, however, translating into unrealized net gains of $217.3 billion that will eventually become realized, taxable gains. For perspective on that figure, Berkshire's total market cap at the time was $1.1 trillion. All of these numbers have changed somewhat since then, although not by much.

If you had only ever seen Katie Holmes as tomboy-adjacent Joey Potter from "Dawson's Creek," which is arguably the actor's most famous role, then you might be surprised to look up and witness the gorgeous, style-forward woman that Holmes has become in the years since. From Katie Holmes' stunning hair transformation to her trend-setting street style — you can take notes from Katie Holmes on nailing denim-on-denim — this former girl-next-door has established herself as a fashionable member of the A-list.
However, there is one thing that Katie Holmes still has in common with her years portraying Joey: a minimalist approach to cosmetics. Surprised? This may seem like a big shift from the woman who told Redbook in 2013 that while some celebs don't need makeup, "But I do! I need it!" and confessed to British Vogue, "I don't always take off my makeup before bed."
Today's Katie Holmes is a skincare-conscious queen who prioritizes a healthy glow. And while she enjoys her time in the makeup chair, she doesn't feel that a full-face look is necessary armor for day-to-day life. She even filmed an entire movie — 2015's "Touched with Fire" — wearing basically no makeup on camera. This translates into many moments in the actor's off-screen existence, as well. From grocery shopping and posting selfies without cosmetics to scaling back her event makeup wherever she can, Katie Holmes prefers to embrace her inherent beauty.

The battle for control of Congress got the lion's share of the attention on Tuesday, but there were a lot of other consequential measures on the ballots that could have a direct impact on voters' lives.
Ballot measures often don't receive much national focus, but every two years, voters across the country decide whether to adopt policies that have major implications for their states. This year was no different.
There were more than 140 measures on the ballot across 40 states. Many touched on some of the biggest issues in U.S. politics, including abortion, transgender rights, voting and the democratic process itself.
Ballot measures can give the people a way to directly alter the laws in their states instead of relying solely on their elected representatives to create policy on their behalf. In some cases, they provide an opportunity for voters to endorse or reject something their state legislature wants to do. In others, regular citizens can get their preferred policy on the ballot directly through a signature-gathering campaign.
Here's a rundown of the results of some of the major measures on statewide ballots this year.

Fidelity National Information Services reported third quarter 2026 sales of US$3.45b and net income of US$356m, and also affirmed a US$0.44 quarterly dividend payable in late December.
The business paired stronger earnings with a lower 2026 outlook, paused buybacks to cut debt, and announced CFO James Kehoe's departure, which sharpened the focus on execution and balance sheet discipline.
We will now look at how Fidelity National Information Services' lowered guidance and CFO transition could reshape the broader investment narrative.
Spot 30 resilient stocks with low risk scores that pair steadier balance sheets with more predictable outlooks if Fidelity National Information Services' guidance cut and CFO change leave you wanting a smoother ride.
For an investor to stay with Fidelity National Information Services, the core belief is that its mix of banking, payments and capital markets software can keep shifting toward higher margin, recurring contracts, even as client behavior gets choppier. The Q3 2026 report supports that thesis on execution, with higher sales, stronger net income and better earnings per share from continuing operations.

WASHINGTON (AP) — President Donald Trump gave extended comments Wednesday, not about the Republican Party's midterm election wipeout but instead justifying his building a sprawling White House ballroom.
Trump invited reporters into a cavernous construction site and talked about the building project for nearly 20 minutes without mention sweeping Republican defeats around the country the night before.
"This has been a structure the likes of which has never been seen anywhere," Trump said before watching crews erect what he said would be the project's last beam and even signing what was being built.
The president had no public events on his schedule originally, but called reporters together at the last minute. He also briefly took questions, insisting, "If I were on the ballot I would have won."
He said a series of rallies he held leading up the election featured a lot of love from his supporters that "we weren't able to transfer love to the candidates."

Marvell Technology (NASDAQ: MRVL) has been a big winner this year, with the stock up more than 130% in 2026, as of the end of October. However, an announced deal to acquire Lumentum (NASDAQ: LITE) could be a game changer for what has already been a good story.
This deal is all about optical networking, as it will combine Marvell's leadership in optical interconnects with Lumentum's strength in lasers. Marvell called the deal a "once-in-a-generation opportunity to define and lead AI connectivity in the era of integrated optics," as it will provide the company with end-to-end design capabilities that will allow it to accelerate its time to market and solve the increasing complexity of scale-up and scale-out networks.

BUFFALO Funds, an actively managed mutual fund advised by Kornitzer Capital Management, released its third-quarter 2026 investor letter for "Buffalo Growth Fund". The letter can be downloaded here. The Buffalo Growth Fund advanced 4.57% in Q3, significantly outperforming the Russell 3000® Growth Index's 0.45%. The primary driver of this outperformance was stock selection in Information Technology, particularly among hyperscaler stocks that benefited from higher cloud revenue. However, rising oil prices and inflation challenged the market, prompting the Federal Reserve to raise interest rates for the first time since July 2023 and prompting caution within the Fund. The fund has reduced some positions, noting the cost of capital's impact on business models. There is optimism for hyperscalers following the upcoming Anthropic IPO, which could provide investor transparency for future capex. Also, check the Fund's top five holdings to see its best picks for 2026.
In its Q3 2026 investor letter, Buffalo Growth Fund noted that it sold its position in SanDisk Corporation (NASDAQ:SNDK) during the quarter. SanDisk Corporation (NASDAQ:SNDK) is a US-based semiconductor company that provides data storage devices and solutions using NAND flash technology for AI developers and enterprise workloads. On November 03, 2026, SanDisk Corporation (NASDAQ:SNDK) closed at $1,126.52, with a $160.29 billion market capitalization. Driven by strong momentum, SanDisk Corporation (NASDAQ:SNDK) has surged 335.83% year-to-date, trading within a 52-week range of $164.56 to $2,354.39.
Buffalo Growth Fund stated the following regarding Sandisk Corporation (NASDAQ:SNDK) in its Q3 2026 investor letter:
"In the previous quarter we determined the portfolio was lacking exposure to the memory ***** e and initiated small positions in both Micron and Sandisk Corporation (NASDAQ:SNDK). Unfortunately, the timing on Sandisk was poor as the stock advanced rapidly through the end of June and then experienced the bottom drop out with nasty momentum unwind in July. We decided to take losses on Sandisk and move on from a ***** e that has historically been incredibly cyclical. Typically, cyclical businesses like this aren't where we focus our time and this experience reminded us of that."
Sandisk Corporation (NASDAQ:SNDK) is not on our list of the 40 Most Popular Stocks Among Hedge Funds. As per our database, 128 hedge fund portfolios held Sandisk Corporation (NASDAQ:SNDK) at the end of the second quarter which was 114 in the previous quarter. While we acknowledge the potential of Sandisk Corporation (NASDAQ:SNDK) as an investment, we believe certain AI stocks offer greater upside potential and carry less downside risk. Living off $10,000 a month, or $120,000 a year, in retirement may seem like plenty. It's $2.4 million if you retire at 65 and live 20 years, and nearly double the $5,094 a month not-yet-retired Americans polled by Schroders for its 2026 US Retirement Survey said they would be comfortable with.
But how far $10,000 in monthly income goes in retirement depends on where you retire. The cost of living, including rent, groceries, healthcare, utilities, transportation, and taxes, varies from place to place. The good news is that, except in cities such as New York or Los Angeles, $10,000 a month goes a long way.
But how much? From Florida to Texas, here's a look at how much $10,000 a month gets you in five popular retirement destinations across the country.
Ranked the best place to retire in 2026 by WalletHub, Orlando is popular with retirees because of its warm climate, countless golf courses, and tax-friendly policies — including no income, estate, or inheritance tax. The city boasts several music venues, art galleries, fishing facilities and adult volunteering opportunities.

Sabrina Carpenter took Halloween dressing to another level this year, transforming herself into music legend Stevie Nicks. The singer embraced the rock icon's signature bohemian aesthetic with a dramatic all-black ensemble that looked straight out of the 1970s.
For Halloween 2026, Sabrina Carpenter channeled Stevie Nicks in a plunging dress featuring a fitted bodice, a V-shaped neckline, and a flowing asymmetrical skirt. The black dress hugged her waist before falling into layers of lightweight fabric, creating a dramatic silhouette. A thigh-high slit added another daring element, revealing her legs as she posed for photographs.
However, the most striking feature was the dress's sheer, cape-like sleeves. The flowing black fabric extended from her arms, creating a wing-like effect. Carpenter showed off the dramatic design in a rooftop photograph, standing with her arms extended against the evening skyline.
The singer completed her Stevie Nicks-inspired Halloween costume with a black top hat and a voluminous blonde hairstyle. Her shoulder-length curls, bangs, and softly layered locks closely resembled Nicks' signature look. She also opted for dramatic eye makeup, rosy cheeks, and a muted pink lip.
Meanwhile, Carpenter's Christian Louboutin heels added a luxurious finishing touch to the costume. According to the fashion account Sabrina Style Info, she wore the designer's Cassia Lace-Up Pumps, priced at $1,195. The black heels featured a platform-style toe, towering stiletto heels, and ribbon-like straps that wrapped around her ankles. The shoes also featured the brand's recognizable red soles.

AUSTIN - Mississippi State will show a new face at quarterback when the Bulldogs come to town for a game that Steve Sarkisian and Texas hope replicates last season when the Longhorns won seven of their last eight games.
The Bulldogs started the season at 4-0 and beat teams like Missouri and Minnesota with flashy new quarterback Kamario Taylor before losing three straight, but the dynamic playmaker was lost for the season when he underwent surgery this week for an injured toe.
So the 11th-ranked Longhorns (5-2, 2-2 in SEC) will see either athletic redshirt freshman Billy Puckett or Appalachian State transfer A.J. Swan, who had 12 starts in two years at Vanderbilt and six more at App State, when Mississippi State (4-3, 2-3 SEC) and Texas kick off at 6:30 Saturday night.
BOHLS: Nine things and one crazy prediction
Puckett has completed 66% of his passes with one touchdown and two picks and can make full use of a strong running game centered around Fluff Bothwell, who is much more physical than his name suggests and has four 100-yard games this season.

Florida baseball coach Kevin O'Sullivan is getting a clearer picture of what his roster could look like as the games begin to count.
The Gators continued their unbeaten fall exhibition schedule Wednesday with a 7-4 win over the Ontario Blue Jays, with Nic Partridge delivering a three-hit night and Florida's bullpen stringing together seven consecutive scoreless innings. The performance gave O'Sullivan another opportunity to move players around defensively and evaluate a pitching staff that he believes has made significant progress.
O'Sullivan spoke with the press immediately following the exhibition about Partridge's breakout fall, Florida's defensive versatility, its emerging bullpen options and the development of several young pitchers.
Here's everything O'Sullivan had to say, with quotes transcribed from Gators Online's YouTube coverage.
I think they all did. Honestly, I think Brady (Snow)'s back was bothering him just a little bit, and I think he kind of tweaked something and didn't say anything. So I thought he threw good. I thought they all threw good.

Megan Rapinoe has never been shy about speaking up for transgender athletes, even as the issue has become one of the most heated debates in sports. And in a recent interview, the United States Women's National Team legend made it clear that her stance hasn't changed.
In a recent podcast, Rapinoe pushed back on the idea that trans women threaten fairness in women's sports, arguing that sports have never been fair in the first place and claiming that fairness shouldn't matter more than people's human rights.
The debate over transgender athletes in women's sports has only intensified over the past couple of years, with Republicans making it a central political issue and many states passing laws that ban trans girls and women from competing in girls' and women's sports.
The issue has spilled into the sports world, too. Indiana Fever guard Sophie Cunningham sparked a nationwide conversation this year when she voiced her opposition to trans women competing in women's sports.
Even some Democrats have distanced themselves from the issue. Texas Senate candidate James Talarico, for example, has said that he opposes trans athletes playing in girls' sports "if it endangers safety or fairness."

However, the French international could have taken a very different path, with Bild revealing that Borussia Dortmund were also interested in signing him at the time.

British tennis player Harriet Dart qualified for a WTA semi-final for just the second time in her career after she came from a set down to beat Paula Badosa in the quarter-final of the Guangzhou Open on Friday.
The 30-year-old produced one of the biggest wins of her career, coming back from a set down to secure a 3-6, 6-2, 6-4 victory and book her place in the final four of a WTA tournament for the first time since the Transylvania Open in 2024.
Dart had to come through two rounds of qualifying before beating Tatiana Prozorova, Janice Tjen and now Badosa, who had to receive medical attention twice in the match. She will face either Xinran Sun or Claire Liu for a place in her first WTA final.
In an on-court interview, Dart said: "It was an incredible battle. I thought Paula started really strongly. I was always behind, but I knew going in that it was going to be an incredibly tough match.
"I really needed to hang in there in the tough moments, and maybe I'd get a chance. It's been a very long time since I've been in the business end of a (WTA) tournament, so I'm very proud of that."

Speculation surrounding the long-term future of Ronald Araujo has intensified as his representative finally addressed the defender's mindset at Anfield. The Uruguayan international remains a central figure for the Premier League leaders despite persistent links to a continental exit.
The representative for Araujo has sought to clarify the Liverpool defender's current status following a wave of reports suggesting a potential move away from the Premier League. As one of the most consistent performers in the English top flight, Araujo has become a cornerstone of the defensive unit, leading to inevitable interest from across Europe's elite clubs looking to bolster their backlines.
However, despite the noise surrounding a possible departure, the message from his camp remains one of stability and contentment. His agent, Eduardo Crnjar, spoke about the player's current situation and how he feels about his surroundings in the North West of England. "Ronald is performing well , we're very happy with what he's offering, but it's still too early to talk about his future. He feels great, he's happy to be playing for Liverpool and helping the club and his teammates, as he's already said," Crnjar told WinWin Sports, as quoted by SPORT.
While the agent's comments provide some breathing room for the club, the broader context of the transfer market continues to loom over the situation. Several teams have been monitoring the Uruguayan's progress, aware that a defender of his calibre and age profile is a rare commodity in the modern game, especially given his proven track record in both La Liga and the Premier League.
The mention of a €55m valuation has frequently appeared in discussions regarding a potential transfer fee, a figure that many consider to be a bargain for a player of his international standing. Liverpool, however, would likely demand a significantly higher sum to even consider entering negotiations for a player who still has his best years ahead of him at the highest level of European football.

Manchester United are considering an ambitious January move for Leeds United striker Dominic Calvert-Lewin as Michael Carrick searches for solutions to his side's growing attacking concerns.
According to Laurie Whitwell and Beren Cross of The Athletic, United have begun ****** sing potential centre-forward targets ahead of the winter transfer window, with Calvert-Lewin emerging as a player of interest.
The 29-year-old England international has rediscovered his goalscoring touch at Elland Road, making him an intriguing option for a Manchester United side facing an increasingly complicated period without Benjamin Sesko.
However, persuading Leeds to part with their leading striker could prove exceptionally difficult.
Calvert-Lewin's resurgence represents one of the more compelling stories in English football. Having endured several injury-disrupted seasons at Everton, the striker has rebuilt his reputation since joining Leeds on a free transfer in the summer of 2025.

Alessandro Bastoni remains a potential option for Barcelona as the Catalan club considers reinforcing its central defence, but any attempt to bring the Inter Milan defender to Camp Nou could hinge on a conversation with Hansi Flick.
According to Mundo Deportivo, the 27-year-old Italian is still willing to listen to an approach from Barça despite the disappointment he experienced during last summer's transfer discussions.
Bastoni was previously identified as a priority target by Barcelona's sporting department, with Deco particularly keen to secure his services.
However, the situation changed when Flick decided against making the defender a priority.
Months later, however, Barcelona's interest could return, although the circumstances surrounding a possible transfer have also changed.

Today's football headlines are marked by subdued emotion following the Urda rail tragedy, the favourites' opening cup matches and the first strategic moves ahead of the winter transfer window.
Marca dedicates its front page to "The Saddest Cup", highlighting the respectful tributes to the victims of Urda at all 22 stadiums hosting the knockout competition.
On the pitch, the top-flight clubs followed the script: all progressed to the next round, although Getafe endured a scare and had to come from behind against Lebrijana.
In Andalusia, Estadio Deportivo highlights a comfortable 3-0 win for Luis García Plaza's Sevilla away to Hortaleza to seal their passage to the next round.
In Barcelona, the focus shifts to defence. Sport leads with "Centre-Back Wanted", revealing that Deco is sounding out the market for an immediate addition to ease the workload on Cubarsí and Gerard Martín, who have been playing too many minutes.
