In 2025, 87% of borrowers paid higher than the best available mortgage rate for their credit profile — often because they didn't shop around, according to Bankrate's Hidden Homeownership Tax research.
Refinancing can lower your interest rate and cut thousands of dollars off the total cost of your loan.
Staying with your current lender out of convenience can mean paying a hidden "loyalty tax." Below, we break down when sticking with your lender pays off and when it costs you.
You can refinance with your current lender or switch to a new one — there's no rule requiring you to do either. The real question isn't whether you're allowed to change lenders (you are); it's whether it's the smarter move for your finances.
That decision comes down to more than just comparing your current lender's offer against the competition. Whether you're thinking of refinancing to tap into home equity or snag a lower rate, here's how to weigh the convenience of staying put against what you might be leaving on the table by not shopping around.

Aug 18 (Reuters) - Anthropic's revolving credit facility is expected to exceed its roughly $10 billion target, Bloomberg News reported on Tuesday, as the AI lab prepares for what could be one of the biggest public listings on record.
Banks are jockeying for a piece of the expanded credit line, hoping the involvement will strengthen their case for a role in the IPO, Bloomberg said, citing people familiar with the matter.
Anthropic has asked the banks most active in arranging the credit facility to commit about $1.25 billion each, with a second tier of active lenders encouraged to offer around $1 billion, Bloomberg said. Commitments for less active roles would fall to about $750 million or less.
The talks are ongoing and Anthropic could decide to limit the size of the revolver to the target or even below, according to Bloomberg.
Anthropic, which confidentially filed for a U.S. initial public offering in June, did not immediately respond to a Reuters request for comment.

Amazon's (AMZN) retail boss has a simple way of explaining where online shopping is headed. Doug Herrington, CEO of Amazon's Worldwide Stores, keeps a Sears catalog from around 1910 in his office. It held roughly 20,000 items, and to buy something, you wrote down a number and mailed in an order form. The point he makes with it is that every way of shopping eventually hits a ceiling. The catalog gave way to the search bar, and now, he argues, the search bar is giving way to conversation.
That shift is Amazon's push into conversational AI, offered to shoppers as Alexa for Shopping. Instead of typing keywords and scrolling through listings, customers can ask a question in plain language and get a personalized answer they can buy from directly. Simple questions are answered instantly, like checking when your latest order will arrive. But it's built for more complex questions too. Ask it to compare two types of blenders, and it weighs the options for you, then points to one that suits your kitchen and how you cook. Herrington stated that you can go even further. He described snapping a photo of his fridge and asking Alexa for Shopping to suggest a weekly grocery order. It managed to build a list by working out that he cooks for two and prefers fresh food.

China just handed Deutsche Bank a bigger role in the renminbi's global rollout. That sounds technical, because it is. But the strategic message is simple: Beijing wants more trade and finance to move through its own currency pipes, not just the dollar's.
Deutsche Bank has been appointed by the People's Bank of China as a renminbi clearing bank in Frankfurt.
That makes the German lender the first European bank to receive the designation. Most offshore renminbi clearing has historically been handled by local branches of China's big state-owned lenders, including Bank of China, ICBC, Bank of Communications and China Construction Bank.
Deutsche said it will provide direct end-to-end processing, clearing and settlement services for cross-border renminbi transactions for European companies and financial institutions.

Household affordability challenges are leading some consumers to consider refinancing their auto loans to save money on monthly payments.
Stephanie Roberts, director of auto products at PenFed Credit Union, told FOX Business that expanded access to credit terms has allowed consumers to more easily check the rates available to them as they consider refinancing.
"I think consumers from a credit education standpoint are more educated than ever on the health of their credit, so they're taking out those refinances," Roberts said, noting that many banking and personal finance apps give consumers access to their credit scores.
"A lot of lenders, PenFed included, are allowing for consumers to check their rate by way of soft pull … without any impact to their credit score or promises that I'm going to go through this process. And I think that's why a lot of people are now seeing that refinance is a fruitful option for them, where it hadn't been like that in the past."

Upstart (NASDAQ: UPST) stock dropped 23% in July, according to data provided by S&P Global Market Intelligence. There was macroeconomic data pointing to continued pressure for lenders, which is its core business, as well as continued concern about agentic artificial intelligence (AI) replacing software-as-a-service (SaaS) products.
Upstart stock plunged several years ago when it couldn't sustain incredibly high growth as interest rates rose, and it hasn't gotten back on its feet yet. The business has somewhat recovered, but it's not where it used to be. It's also facing a tough macroeconomic environment, hampering market confidence in its future.
Missed Nvidia in 2009? This Rare Signal Is Flashing Again. In 2009, a "Double Down" signal flashed for a little-known chipmaker called Nvidia. For the first time in years, that same "Total Conviction" signal is flashing for a company 1/100th the size of Nvidia. Continue »
On top of that, the market has soured on many SaaS stocks in the age of agentic AI. The worry is that agents can perform many of the tasks that these companies take care of. Upstart is an AI-based credit evaluation platform, and it claims to approve more loans without adding risk to the lender. It uses machine learning and thousands of data points to continually improve, offering real value to its clients, and it says its underwriting model has been 2.74 times as good as traditional models over the past eight years. The fear is that agents can do this just as well.
So far, Upstart continues to make its way back up, and it has been demonstrating solid performance over the past few quarters. In the 2026 second quarter, revenue increased 42% year over year, and originations were up 50%. Net income nearly tripled to $16.5 million, but Upstart has been in and out of generally accepted accounting principles (GAAP) profitability for several quarters.

Regional banks are getting a boost as the AI gold rush spills out beyond Wall Street.
Activity among manufacturers, equipment suppliers, and other large and midsize firms that borrow from regional banks is heating up. That's adding to investor hopes that regional lenders with sizable commercial banking arms have another growth stream, even if they are largely sitting out of the data center financing boom.
The State Street SPDR S&P Regional Banking ETF (KRE) traded near a record high earlier this week. Since the start of the year, it has climbed 17%, outperforming major stock indexes.
Demand for commercial and industrial loans strengthened in the second quarter. A net 16.1% of banks reported higher demand from large and midsize companies, up from 4.8% in the previous quarter, according to the Federal Reserve's senior loan officer survey.
Bank loan officers said increased investment in plants and equipment and greater financing needs for inventories were among the reasons companies were borrowing more.

Mortgage rates have been higher in the last few years. But where are rates headed in the next five years, and should you wait for mortgage rates to fall significantly before buying or refinancing? Mortgage interest rates are determined by several factors, all of which can give us clues about the future. Let's take a closer look at mortgage rate predictions over the next five years.
Here are the housing market predictions for 2026.
One of the most useful indicators for predicting mortgage rates is the yield on the 10-year U.S. Treasury note. Mortgage rates and 10-year Treasury yields typically move in the same direction, although mortgage rates are usually higher because lenders factor in additional risks. This difference between the two is known as the spread, and we'll account for that when estimating where mortgage rates could go.

For home equity loans, securing the lowest fixed rate matters since you'll be stuck with it for the life of the loan. For HELOCs, locking in the lowest possible introductory rate is key, since your interest rate is likely to fluctuate, even rise, over the loan term.
The average HELOC adjustable rate is 7.23%, according to real estate data **** ytics company Curinos. The 2026 HELOC low was 7.19%, last observed in mid-May.

Nvidia Corporation (NASDAQ:NVDA) is discussing a financing backstop that could change who bears the risk of OpenAI's next infrastructure expansion. The Wall Street Journal reported on July 26 that Nvidia was in talks to guarantee roughly $250 billion of financing for a proposed 10-gigawatt data center campus in southern Ohio, with OpenAI as a prospective tenant. Reuters said the project, being developed by SoftBank's SB Energy, could cost more than $500 billion including hardware. Nvidia was also reportedly discussing separate financing of as much as $350 billion for chips at the site.
These are negotiations, not completed commitments. Nvidia's connection runs through two specific financing channels. A guarantee could let lenders underwrite the OpenAI lease against Nvidia's stronger credit, while separate chip financing could fund purchases of Nvidia's own accelerators. Both could accelerate product deployment, but the guarantee would also expose Nvidia to customer-credit and project-execution risk. That proposed combination explains why investors worried that some future chip demand may depend on the supplier helping customers finance it.

Microsoft Corporation (NASDAQ:MSFT) is linked through OpenAI's cloud spending, not through general AI-sector exposure. If OpenAI directly leases and controls the Ohio campus instead of buying the equivalent compute through Azure, Microsoft could avoid some capital burden but miss the related cloud-infrastructure revenue and control over workload placement. It does not, however, establish that OpenAI is leaving Microsoft.
The companies' April 27 amended agreement says Microsoft remains OpenAI's primary cloud partner and OpenAI products will ship first on Azure unless Microsoft cannot and chooses not to support the required capabilities. OpenAI can serve products across other cloud providers, while Microsoft retains a non-exclusive license to OpenAI models and products through 2032 and remains a major shareholder. An October 2025 agreement also included an incremental $250 billion commitment by OpenAI to buy Azure services. The Ohio proposal therefore represents infrastructure diversification at the margin, not a clean break.

Paul Svindland, former CEO of Celadon, reveals the emotional toll of the company's bankruptcy. He recounts how FreightWaves breaking the news prematurely led to chaos, stranded drivers, and fuel cards being shut off during the harsh winter of 2019. Despite the operational health of the business, a mountain of financial and legal issues ultimately led to its demise. Svindland shares his candid thoughts on the challenges of a massive trucking turnaround and his new chapter with Mallory Alexander.
When FreightWaves published its Celadon bankruptcy scoop on a Friday night in December 2019, CEO Paul Svendlund had intended to wait until Sunday — flying into Indianapolis to brief his management team — before communicating the Chapter 11 filing to fuel-card providers and drivers the following Monday. The early publication triggered an immediate shutdown of fuel cards, stranding drivers on the road during winter holiday season and creating what Svendlund described as roughly 36 hours of chaos.
"I'm not going to lie to you. I mean, it was the first and probably only time in my professional career that I literally actually cried because I felt I let everybody down." — Paul Svendlund, former Celadon CEO
Svendlund, now CEO of Mallory Alexander and a turnaround veteran who also led Pacer and STG Logistics, told FreightWaves the filing was structured as a liquidating Chapter 11 rather than a straight Chapter 7, preserving the entity while winding it down because ******* et value exceeded outstanding loan balances. The company was burning approximately $1 million per month just to fund legal defense for former officers after exhausting its directors-and-officers insurance — a cash drain that made lenders unwilling to continue extending credit even as operations had stabilized.

TAROUBA, Trinidad (AP) — Pakistan's top-order crumbled against West Indies fast bowlers in pursuit of a challenging target of 211 on a tricky pitch in the first test on Tuesday.
Jayden Seales bowled two consecutive wicket maiden overs to leave Pakistan stuttering at 28-3 at lunch on a Day 4 wicket that has plenty of variable bounce to trouble the batters.
Captain Babar Azam was unbeaten on 16 after Pakistan suffered a blow when first innings century-maker Shan Masood couldn't bat at his usual No. 3 position due to a finger injury while batting on the third day.
The team management said Masood will bat, if required.
Earlier, Mohammad Abbas bagged 5-22 — his seventh five-wicket haul in test cricket — but West Indies tailenders swelled the lead past the 200-run mark before it got bowled out for 181.
