Florida voters on Tuesday approved a major overhaul of the state's property tax system. But the droves of billionaires and other ultrawealthy people who recently moved there are unlikely to notice much of a difference from its headline tax break.
Amendment 3—which raises the homestead exemption on non-school property taxes from $50,000 to $150,000 in 2027 and to $250,000 in 2028—passed with 62% of the vote, according to the ***** ociated Press. Supporters pitched Amendment 3 as relief for everyday homeowners, and for many, it is. But because the exemption is a flat dollar amount, it does far less for the billionaires who turned South Florida into one of the country's wealthiest enclaves.
Take Citadel CEO Ken Griffin, who moved his firm from Chicago to Miami, and Amazon founder Jeff Bezos also moved to Miami in 2023 and has since bought a $237 million compound on Indian Creek, the island nicknamed "Billionaire Bunker." Bezos is also reportedly buying a $69.5 million oceanfront estate in nearby Golden Beach.
Experts told Fortune, though, the bigger factor of Amendment 3 for people like Griffin and Bezos is a less-noticed part: a tighter limit on how fast taxes can rise on second homes, rentals, and other properties that aren't a primary residence. Florida caps how much those properties' taxable values can increase each year, and Amendment 3 cuts that cap from 10% to 5%. In a hot market like South Florida's, that slows tax growth on homes whose values are climbing quickly, and many wealthy buyers own more than one.
But for a billionaire who claims a Florida homestead, the savings from Amendment 3 aren't that noticeable. Raul Gastesi, a real estate attorney and cofounder of Miami law firm Gastesi Lopez Mestre & Cobiella, calculated that at the statewide average non-school tax rate, the expanded exemption will save a homestead owner about $2,085 a year once fully in place. A home ***** sed at $350,000 would see its local services property tax bill fall from about $3,135 to about $1,050. A $50 million homestead would go from about $524,000 to about $522,000.

Prince Harry is reportedly becoming increasingly worried about his financial future as he continues trying to repair ties with the royal family. According to a new report, the Duke of Sussex fears his strained relationship with Prince William could influence future decisions involving King Charles, including any inheritance.
Prince Harry wants to rebuild his relationship with King Charles after his family's return to the U.K. In fact, Harry recently told GQ that he hopes to reconcile with his family and "work it out." However, an insider claims Harry worries about the ongoing royal rift. He also fears the feud could threaten his family's long-term money situation, according to Heat. The source alleged that Harry fears William's growing influence over King Charles could affect future inheritance decisions. As a result, he worries his older brother could affect decisions about the monarch's future estate.
The insider claimed Harry's desire to reconcile is not driven by money. Instead, they said he wants to protect Meghan Markle and their children, Prince Archie and Princess Lilibet, while also rebuilding his relationship with his father.
According to the report, Harry allegedly feels pressure to maintain the family's lifestyle. The source pointed to the couple's security costs and property expenses as major financial responsibilities. They also claimed Harry finds it difficult watching other senior royals enjoy greater financial stability.
The report further suggested Harry believed returning to Britain would help repair family relationships. However, the insider alleged progress has been slower than expected. The source claimed King Charles had remained cordial but had not been readily available for meetings.

Dafne Keen says she was offered cocaine at wrap parties as a child. The actor was around 11 to 13 and says she refused. During a recent podcast appearance, Keen explained that seeing adults drink and use drugs helped her avoid both.
Dafne Keen, now 21, discussed her choices during an appearance on Michael Rosenbaum's Inside of You podcast. She told the host that she has "never been drunk enough to even have a hangover," describing herself as a "control freak" about drinking. Seeing that culture as a child made her wary of trying it herself.
When Rosenbaum asked about the drinking she had witnessed, Keen revealed that she was "getting offered ****** e at wrap parties." She said she turned it down, and joked that she was not getting involved at such a young age. Rosenbaum reacted with surprise at the idea of a child encountering drugs so early. "11 or 12? Man, I didn't start that early," he said.
Staying sober has not stopped Keen from enjoying nights out, she explained. She likes music, dancing and spending time with people, and said she can stay out until 6 a.m. without drinking or taking anything.
The actress described herself as a fun time and said she simply does not need substances to enjoy herself. As a teenager, she sometimes claimed she was already high to avoid pressure from others. In reality, she said, she would be drinking soda and pretending to be high.

Prince Harry and Prince William sent separate letters to congratulate the recipients of this year's Princess Diana Awards. The recipients were honored for making "positive change in their communities and beyond." This update comes a month after it was reported that King Charles could potentially bring the estranged brothers together. It would be for a major event related to their late mother.
According to PEOPLE, the royal brothers demonstrated a united front in honoring their late mother by sending separate messages to this year's Diana Award recipients. A total of 198 young leaders from 44 countries received letters from the Duke of Sussex and the Prince of Wales. Dr. Tessy Ojo CBE, chief executive of the Diana Award, celebrated the cohort in an official statement: "Their courage, compassion and determination to tackle some of the world's most pressing challenges are a powerful reminder that young people are the change makers of today."
She reflected on how these young people serve as a perfect example of how it doesn't matter what background or circumstances one comes from; the drive to make a difference remains universal. "They are building on Diana, Princess of Wales' legacy almost 30 years on," Ojo continued.
Last month, reports suggested that King Charles could help ease tensions between his sons through a 2027 thanksgiving service honoring Princess Diana. The proposed event would mark 30 years since her death. In the Daily Mail, columnist Ephraim Hardcastle reported that the King had apparently "raised no objection" to the service. Hardcastle also suggested that the religious event could help heal the brothers' rift, despite their apparent reluctance to work together. Another source reportedly described the service as an inspirational way to remember Diana, suggesting William could give a reading. The proposed service would be separate from the 2021 unveiling of Diana's statue at Kensington Palace, which was the brothers' last joint public engagement.

Meghan Markle reportedly left Prince Harry feeling panicked over major choices that could affect their marriage. The ******* ss of Sussex was said to be considering a return to California despite their recent UK relocation.
An insider claimed her plans were "triggering a lot of old insecurities" in the Duke. Meanwhile, her newly announced Australian television role raised questions about time apart. Sources also alleged the couple disagreed over where their children should grow up.
According to Woman's Day's report, the Sussexes allegedly disagreed after returning to Britain. An insider claimed, "Meghan is counting down the days until they go back to California." The source said Harry felt "this huge sense of relief being back in the UK." Meanwhile, the former "Suits" actress accepted a 2027 "Junior MasterChef Australia" role alongside Poh Ling Yeow. The show's producers confirmed her involvement on October 27. Meghan called accepting the invitation "an easy yes."
Furthermore, an insider claimed Prince Harry was unsettled by decisions allegedly made without him. "Harry's heartbroken, and feeling more alone and isolated than ever," the source alleged. They added, "Meghan is suddenly making all these massive, life-altering decisions on her own." Additionally, the duke was reportedly "in a state of panic about what she's planning next." The situation was "triggering a lot of old insecurities in him," the insider claimed. They also alleged communication had "completely broken down."
Separately, another source discussed the marriage if Meghan Markle returned to California. "If Meghan becomes unhappy and it doesn't work, she'll go back to the US," they claimed. The insider warned that living apart "could spell trouble for their marriage." Meanwhile, Harry reportedly wanted Archie and Lilibet settled in Britain. The report also alleged King Charles had discussed the couple's problems with his son. Another insider said, "All he wants is for Harry to be happy." Neither spouse publicly confirmed the alleged disagreements.

Prince William and Prince Harry have each paid a tribute to Princess Diana, though not side by side. Both brothers backed their late mother's charity with personal messages to the winners of The Diana Award, while also extending her legacy through the causes they champion. Their separate letters, however, say plenty about the ongoing feud between the two.
According to People, the Prince of Wales, 44, and the Duke of Sussex, 42, wrote congratulatory letters to the newest winners of The Diana Award. The letters, however, went out separately. Each of the 198 recipients, drawn from 44 countries, received one from each prince.
According to the charity, the winners were recognised for creating "positive change in their communities and beyond." Dr. Tessy Ojo CBE, the charity's chief executive, also praised the group. "These young people are proof that, whatever their background or circumstances, the desire to make a difference is universal," she said.
However, reports from Page Six suggest that the common gesture does not appear to signal a thaw. The brothers last appeared together at a public engagement in July 2021, when they unveiled a statue of Diana at Kensington Palace on what would have been her 60th birthday. Since then, they have seemed distant at Queen Elizabeth II's funeral and at a 2024 memorial service for their uncle.
While they are now in the same country again, they are not believed to be in contact. Harry has spoken about the rift. "I want it to work out. Of course I do," he said, while also admitting that reconciling is hard. The escalation of tensions can be traced to 2020, when Harry and Meghan Markle stepped down as senior working royals.

Prince Harry and Meghan Markle may have to rethink their plans for a lavish home in the UK. The Sussexes reportedly have their sights set on a sprawling country estate for privacy and entertaining. But the £10 million price tag may be putting that plan out of reach. Their property search has now raised questions about what they can comfortably afford.
According to Rob Shuter's Naughty But Nice, the Duke and ***** ss of Sussex have been eyeing a £10 million (approximately $13 million) country property in the Cotswolds. However, an unnamed source claims their budget may not stretch to the kind of estate they want.
"They have champagne tastes, but the bank balance isn't matching the ambition," a source told Rob Shuter. "They want a magnificent country estate where they can entertain, enjoy privacy and live the lifestyle they imagine for themselves. But a £10 million house is simply beyond their reach right now."
Another insider claims their search has met with a roadblock. "Their house hunt has effectively stalled. They haven't found anything they both love that they can realistically afford," another insider revealed to Naughty But Nice. "It's extraordinary that a couple who talk so much about independence are once again relying on a billionaire friend to provide them with somewhere to live."
The couple's existing properties could also factor into their plans. Prince Harry and Meghan Markle continue to own their $14.5 million Montecito mansion in California. While selling it could potentially free up funds for a UK purchase, the report does not suggest that they are preparing to put it on the market.

In the three decades since red carpets have become synonymous with Hollywood couture, celebrity stylists have outpaced fashion editors, models, moguls and, more recently, content creators as the true arbiters of the town's taste. No one else has the number of media impressions that top Hollywood stylists do, with many of them pulling in millions of followers. Of course, Beyoncé, Rihanna and Taylor Swift have 500 million-plus Instagram fans each, but much of the engagement is driven by what their stylists are putting on their backs.
That's why, as this year winds down, THR reached out to the many pros who've now achieved fame in their own right for dressing the most visible personages in the world. What did we learn? The newish Parisian design duo behind Matières Fécales — Hannah Rose Dalton and Steven Raj Bhaskaran — have captured stylists' hearts the most, while Matthieu Blazy's Chanel, Jonathan Anderson's Dior and Anthony Vaccarello's Saint Laurent also number among Hollywood's favorite designers. Feathers still are flying on red carpet fits for all genders. The sheer look continues to show off, but cutouts and two-piece looks are taking over the body-part wars. Lace, lingerie and leather are now completely red carpet-worthy. Slinky close fits and strong tailoring are forever. And so, apparently, is fashion's idolization of Zendaya. We could have easily included three or more of her looks, but to keep the list varied and fun, we chose only one top fit per actor or actress. The methodology behind the list included tabulating the top 10 looks chosen by 50-plus stylists, prioritizing by the number of votes each look received, and then, to break ties, bringing in rankings. The result: a realistic look at coming trends and which designers and designs rank the highest for Hollywood, by the world's top tastemakers.

Dafne Keen revealed she was offered cocaine at Hollywood wrap parties when she was just 11.
On the Nov. 3 episode of the "Inside of You" podcast, the "Logan" star, now 21, shared that she has never been "drunk enough" to have a hangover because of what she witnessed from the Los Angeles party scene as a child actress.
"I'm such a control freak with that because also I think as a child actor I witnessed so much of that as a child that I just had no interest," she said. "I was getting offered ******* e at wrap parties. Like, tiny. Like 11, 12, 13. So I saw what that was, so I was like, 'I don't really have any interest in that.'"
She emphasized that she was "saying no, fortunately."
As a teenager, the "His Dark Materials" actress said she would lie and tell people she wasn't sober so she wouldn't get peer pressured. "I'd be like, 'Nah, I'm good. I don't wanna drink. I already took something.' Dead sober. Like, the goodest goody-two-shoes ever."

Democrats in Congress gained the power Tuesday night to more forcefully investigate President Trump and rein in his agenda, setting up confrontations that are likely to define the final two years of his presidency.
As party leaders on Wednesday celebrated retaking the House and Senate, they vowed to put Trump and his administration on the defensive with subpoenas and hearings, a role that voters made clear they want them to play. But they also said the top priority would be the issue that swept them to power: making life more affordable.
"We are going to work hard to drive costs down with the president or without him, period," Sen. Chuck Schumer, who is poised to become Senate majority leader, said at a news conference.
Schumer's fellow New Yorker and the House Democratic leader, Rep. Hakeem Jeffries, echoed those priorities on CNN: "We ran on affordability, we won decisively on affordability, and now we have a responsibility to govern on affordability."
With power split between the legislative and executive branches, to what degree Washington avoids gridlock will depend on how Trump wields his veto pen and how the Democrats negotiate with him — and how they follow through on pledges to investigate what they called a corrupt administration.

Over-concentrating savings in a 401(k) creates a liquidity trap. Every dollar locked away carries a 10% penalty plus taxes if withdrawn early.
A spouse earning $45,000 should choose a Roth IRA over a Traditional 401(k), since low tax brackets make tax deferral nearly worthless today.
A Roth IRA conversion ladder and IRS Section 72(t) payments both allow penalty-free early retirement account access for households that over-saved in tax-deferred accounts.
Saving $1 million for retirement is a genuine milestone worth celebrating. Anyone who reaches that number is officially a millionaire, and the habits that got them there, paying themselves first and resisting lifestyle creep, are habits worth keeping for the long run. Once the celebrations settle, smart savers start asking harder questions. The Redditor highlighted below is doing exactly that: wondering whether continuing to pile money into a 401(k) is still the right move once seven figures are on the scoreboard.
After crossing that threshold, a conversation with a financial planner becomes more than just a good idea. The questions go well beyond monthly budgets. Choosing the right securities, maintaining a sound **** et allocation, and optimizing for taxes are the levers that can turn a first million into a far larger fortune over time.

As soon as Republican Sen. Darline Graham won the GOP nomination to replace her late brother in August, Democrat Annie Andrews made her move.
Andrews immediately began spending more than $5 million on advertising in South Carolina’s Senate race at a moment when she largely had the airwaves to herself as her new opponent struggled to raise money. At the time, Republicans were racing to prioritize other competitive races across the country — and most people in both parties still saw South Carolina as a pipe dream for Democrats.
But by October, when the rest of the country began tuning into South Carolina — and spending money — Andrews quietly became the frontrunner, according to internal campaign details shared with Semafor following her victory on Tuesday.

Washington — President Trump has been asking advisers around him and on the phone whether Defense Secretary Pete Hegseth should stay in his job, following Republicans' catastrophic losses Tuesday night, multiple sources familiar with the matter tell CBS News.
Some White House aides have predicted some of the blame for GOP midterm losses will be trained on Adm. Brad Cooper, the head of U.S. Central Command, and Chairman of the Joint Chiefs of Staff Gen. Dan Caine, who both played big roles in guidance on the Iran war.
Still, other sources said the president hasn't decided to replace Hegseth. Before the election, Democrats were already trying to impeach Hegseth, and the likelihood of an impeachment effort could increase with Democrats holding strong majorities in both chambers.
Vice President JD Vance is blaming the war for the GOP defeat. "The reason we lost is the war," he said in a lengthy post on X Wednesday morning.

Q3 FFO and core FFO were $0.35 per share, unchanged year over year. Revenue rose to $42.4 million from $40.8 million, while expenses increased to $32.9 million, partly due to depreciation and an office-property impairment.
Portfolio occupancy improved to 99.3%, and industrial ******* ets made up 69% of annualized straight-line rent, nearing the company's goal of more than 70%. Leasing activity during the quarter added approximately $2.5 million in annual straight-line rent.
Higher interest rates and a gap between buyer and seller pricing are limiting acquisitions; the company is reviewing about 15 opportunities worth more than $200 million but says it will maintain its underwriting standards. It reported $99.9 million of debt maturities in 2027 and $70.2 million available on its credit line.
Gladstone Commercial (NASDAQ:GOOD) reported third-quarter funds from operations and core funds from operations of $0.35 per share, unchanged from the same period a year earlier, as the real estate investment trust increased portfolio occupancy and continued to emphasize industrial properties.

Democrats retook power in Washington on Tuesday, flipping key House and Senate seats to command majorities in both chambers of Congress.
The power shift creates a new platform for Democrats to launch investigations of President Trump's economic allies — Elon Musk, to name one — and pass bills that may be unlikely to become law but will mark a sharp change in the political climate for business leaders and economic issues after two years of unified Republican control.
The change also appears set to elevate figures like Democratic Sen. Elizabeth Warren and others to prominent positions with oversight over economic policy.

Living off $10,000 a month, or $120,000 a year, in retirement may seem like plenty. It's $2.4 million if you retire at 65 and live 20 years, and nearly double the $5,094 a month not-yet-retired Americans polled by Schroders for its 2026 US Retirement Survey said they would be comfortable with.
But how far $10,000 in monthly income goes in retirement depends on where you retire. The cost of living, including rent, groceries, healthcare, utilities, transportation, and taxes, varies from place to place. The good news is that, except in cities such as New York or Los Angeles, $10,000 a month goes a long way.
But how much? From Florida to Texas, here's a look at how much $10,000 a month gets you in five popular retirement destinations across the country.
Ranked the best place to retire in 2026 by WalletHub, Orlando is popular with retirees because of its warm climate, countless golf courses, and tax-friendly policies — including no income, estate, or inheritance tax.
