Peter Hungerford has six weeks to save a Rochester investment that shares his name.
An auction for Rochester's "Hungerford Building" — named for a distant relative of the Staten Island real estate investor — has been scheduled for Oct. 29. The lender filed a foreclosure case in September 2025 and has moved to take the building.
Hungerford says the sale won't happen. He said he's working on securing a construction loan to pay off the debt on the building.
Hungerford first made headlines for his bullish take on rent-stabilized properties in New York City and his involvement with the Haruvi real estate family.
A Hungerford affiliate took out an $8.25 million loan on the building in 2022 from a lender ****** ociated with Sheridan Capital. The plan was to add 200 apartments to the four-story former industrial building.

Rolling credit card debt into a home equity loan trades unsecured debt for secured debt — miss payments and you risk foreclosure, not just a credit-score hit. In exchange, you typically get a lower rate and a longer term than the debt you're paying off.
Advantages of using home equity loans or HELOCs to pay off debts include fewer bills to track and lower monthly payments compared to credit card minimums.
Get quotes from at least three lenders and have a repayment plan before you consolidate this way — Bankrate's research shows most borrowers who skip that step overpay.
Moving credit card debt into a home equity loan changes what kind of debt it is. Credit card debt is unsecured: miss payments and the issuer can sue you or send you to collections, but it can't take your house. A home equity loan or HELOC is secured by your home, so missed payments can lead to foreclosure. That's the trade you're making, and it only pays off under specific conditions.
The upside of converting your higher-interest debt into a home equity loan? Home equity rates average under 8%, whereas many credit cards are close to 20%. That gap can be real money back in your pocket — but only if you qualify for a rate near the average, you've already fixed whatever caused the balances, and you understand what's now on the line if you fall behind.

Dorit Kemsley has scored a temporary win in her latest court fight with estranged husband PK Kemsley. Their divorce has become increasingly tense as the former couple battles over money and their family home.
The Real Housewives of Beverly Hills star opposed PK's emergency effort to put the property on the market. For now, the court is not ordering an immediate sale.
A judge declined PK's emergency request to list the six-bedroom, 10-bathroom Los Angeles home, TMZ reported. Dorit's attorney, Samantha Spector, argued that the situation did not require emergency action. The court agreed that the sale did not need to move forward immediately. The issue is not over. The court will revisit the dispute at another hearing on Aug. 26.
PK has argued that the home faces foreclosure and needs to be sold before the former couple loses more equity. He has also said that he covered the bills for months after moving out. According to PK, he later stopped paying after getting his own home.
Dorit has challenged that account. She says PK has enough money to bring the overdue payments current. She also argues that he should continue covering household costs because he has not been paying formal child or spousal support.

Bank OZK reduced real estate loans to 47% of its portfolio in Q2 2026, from 52% in Q1.
CRE charge-offs and nonperforming ****** ets climbed, with foreclosures concentrated in office and life sciences.
Major competitors like Goldman Sachs and Bank of America expanded their CRE lending, diverging from OZK's pullback.
Bank OZK is taking a defensive stance on commercial real estate. According to Bisnow, the Arkansas-based lender trimmed the share of real estate loans in its total portfolio to 47% in Q2 2026—down markedly from 52% the quarter prior, and now trending well below its historical average. This reduction aligns with a plan outlined by the bank in December to shed nonperforming real estate ****** ets, even as lending peers broaden their exposure. The cautious approach stands in stark contrast to strategies at other national banks, many of which are stepping up CRE lending amid renewed market optimism and a resurgence in certain ****** et classes.

Private mortgage insurance (PMI) is insurance that protects the lender if you don't make payments on your home loan. If you're putting less than 20% down on a home and taking out a conventional loan, you generally have to pay this cost at closing or as part of your monthly mortgage payments.
PMI is a form of mortgage insurance that applies to conventional loans. If you buy a home with a conventional loan and your down payment is less than 20% of the home's value, buying PMI is mandatory. Lenders also require you to buy PMI if you're refinancing with a conventional loan and you have less than 20% equity in the home.
Lenders set up your PMI with private insurance companies that offer it, and the cost is listed on your loan estimate and closing disclosure.
PMI is there to protect the lender, not the borrower. If you don't make your mortgage payments, the lender can recoup some of the money they're owed from the insurer. But you're not protected from late payment fines or foreclosure.

Distress at 625 North Michigan Avenue is entering its next phase: receivership.
On June 16, a Cook County judge appointed Scott Shefman of Friedman Real Estate Management as the receiver for the Magnificent Mile office building, court records show.
Shefman's takeover of the 28-story property's operations stems from a foreclosure lawsuit filed by Citibank, acting as trustee for commercial mortgage-backed securities bondholders, alongside special servicer LNR Partners. The lenders allege landlords Golub & Company and BlueFive Capital defaulted on a $50.6 million loan. The debt, originated by Cantor Commercial Real Estate in 2019 with a 4.63 percent interest rate, reached its maturity date on March 6 without repayment.
The loan transferred to special servicing in November 2025 due to an imminent default driven by cash flow issues. Golub previously indicated to the lender that it couldn't continue funding the property's operating expenses out of pocket. In April 2026, the borrowers received a formal notice of default.
As receiver, Shefman takes control of the nearly 290,000-square-foot building's management. His court-mandated duties include collecting rents from tenants and maintaining new bank accounts; negotiating, modifying and executing leases; and **** isting in marketing the property for sale, which may involve soliciting offers.
