The reported 3.3 times book-to-bill ratio compares quarterly bookings with quarterly revenue. Bookings and backlog are operating measures of order activity and outstanding contractual work, respectively. Neither represents cash collected, and backlog does not guarantee the timing of future revenue.

On September 15, Digital Realty (NYSE:DLR) made ServiceFabric MCP available, a software layer that lets AI agents design, monitor and troubleshoot network connections across more than 800 data centers, including third-party sites. That nudges a real estate company toward becoming a control panel for enterprise AI. It arrives after second quarter results reported on July 23, when Core FFO per share, the company's preferred earnings yardstick, excluding net promote rose to $2.13 from $1.87 a year earlier. Here is what the launch does, and what it has yet to prove.
The pitch is that enterprise AI needs more than servers. It needs power, cooling, and sovereign placement that software can control. ServiceFabric MCP handles four jobs: designing and provisioning connections, spotting capacity and watching live network health, managing access through OAuth 2, and handing troubleshooting to agents with links into chat and monitoring tools. It is also open by design. Customers do not have to live only in Digital Realty buildings or commit to a single AI model. An IDC research VP argues that public cloud interfaces alone cannot give enterprises enough control over data movement and policy, which favors providers that pair global reach with programmable interconnection. Digital Realty runs the system on its own AI workloads, and See All AI, a medical imaging developer, leans on the Boston campus and ServiceFabric to move large datasets quickly and securely.
The financial engine underneath is running hot. Renewal leases in the second quarter were signed at rates 25.4% higher on a cash basis, which shows customers will pay more to stay put. Signed leases waiting to start added up to a $1.9 billion backlog of annualized base rent at 100% share, so future revenue is already lined up. Management responded by lifting its 2026 Core FFO per share outlook, excluding net promote, to $8.15 to $8.20.
Start with what the launch has not shown yet. Digital Realty itself calls MCP an emerging standard, and ServiceFabric MCP is still being validated across internal, enterprise, and partner deployments. The announcement puts no dollar figure on what it could add to revenue, and the company describes it only as the first programmable surface of a larger architecture that may later stretch into ***** e, power and inventory. Until customers pay for this layer, it is a promising idea more than a line item.
Then there is the bill for the physical side. Digital Realty carried about $18.6 billion of debt at June 30, 2026, and its 2026 development spending outlook, net of partner contributions, now sits at $4.25 billion to $4.75 billion. The outlook also ***** umes new long-term debt priced at 4.5% to 5.5%, up from the earlier 4.0% to 4.5%. To help pay for growth, the company has sold roughly 13.5 million shares this year for about $2.5 billion, which spreads future earnings across more owners. Rocket Lab (RKLB) has gained 9.5% over the last five trading days, while the S&P 500 added 0.6%. A week like that pulls money in. The stock is still about 55% below its 52-week high. The run is not the question. What matters for your money is what this stock does to your portfolio when the market moves, because it travels about four times as far as the index in both directions.
On days the S&P 500 rose over the past year, Rocket Lab captured about 381% of the gain. On days the index fell, it absorbed about 403% of the loss. The down days take slightly more than the up days give.
That is leverage on the market rather than a cushion. Over the past five years Rocket Lab ran 79.2% annualized volatility against 17.2% for the S&P 500, and its daily moves tracked the index at a correlation of 0.46 over those five years.
A moderate correlation and a swing that size sit together. Correlation asks whether the stock and the index move the same way, not how far. A good part of what Rocket Lab does is its own.
Look at what you own. Rocket Lab booked a record $234 million of revenue in Q2 2026, up 62% from the same quarter a year earlier, and it has just flown its 16th Electron mission of 2026.

Baird sees a favorable setup for Deere & Company (NYSE:DE) because of its high exposure to North American row-crop equipment demand. The research firm expects the company to be among the first agricultural equipment companies to benefit when investors see a recovery in the agricultural sector.
The firm also noted that commentary on early order programs indicated that orders for planters and sprayers were up by a mid-single-digit percentage compared with last year's completed program. Baird believes that this suggests early order programs could end up higher by completion and this also provides early signs of a possible recovery in production and precision agriculture.
According to Baird, the current early order programs could be significantly underestimating the actual demand potential for production and precision agriculture in 2027 if its ***** sment of corn and soybean fundamentals proves correct. The firm noted that the potential recovery should continue into 2028.

A common saying I've heard throughout my life is that history repeats itself, and the stock market is no exception. Some cycles are fairly frequent, while others are much rarer. On August 5, Corpay Inc. (NYSE:CPAY) announced in its second-quarter 2026 earnings call that the company's revenue hit $1.34 billion. This number was up 21% year-over-year and $45 million above expectations, while cash earnings per share reached $7.00, up 36% and an all-time company record. Management didn't just celebrate the quarter. It raised guidance for the rest of the year.
Corpay's organic revenue growth ran 10% in the quarter, led by 16% growth in Corporate Payments and 8% in Vehicle Payments, with those two segments combining for 12% organic growth on their own. Retention held at 93%, new bookings grew 30% year over year, and same-store sales turned positive at 1%. Two recent deals, the Alpha acquisition and the Avid investment, added $0.39 to cash EPS in the quarter, right on the company's own target. Alpha's integration is more than 80% complete, with its corporate volume moved onto Corpay's global platform, while Avid grew sales more than 30% and doubled its EBITDA to a record level.
On the back of that performance, Corpay raised full-year 2026 revenue guidance to $5.31 billion at the midpoint, 17% growth, and lifted cash EPS guidance to $27.35, up from an initial $26 target and implying 28% growth for the year. The company also pointed to roughly $15 billion of available capital over its forecast period, earmarked for either share buybacks or acquisitions of other corporate payment businesses.
Not every line in the report was clean. Corpay recorded a $100 million settlement charge tied to an FTC matter, still subject to final commission approval, and operating costs rose 9% excluding currency, stock compensation, and amortization, driven partly by sales investment and modestly higher credit losses. Corporate Payments organic growth of 16% already absorbed a 180 basis point drag from float revenue compression as interest rates came down.
Corpay is also divesting Epics, a smaller vehicle payments **** et, in a deal expected to close between September and October, with planning built around a September 1 date. That sale is expected to cut 2026 revenue by about $40 million, though management says proceeds will fund buybacks to keep the earnings impact neutral. Executives also acknowledged that Q2's beat included roughly $30 million from favorable macro conditions, on top of underlying performance, a reminder that not every dollar of upside is repeatable.
